One thing I learned about the market is when everybody is expecting it or knows about it, it will not happen. So those waiting for the market to crash in 2021...you may have to wait longer.

One week left of 2021 and I haven't seen a correction. I want it to happen, I'm reluctant to move from my crap house into a nicer more expensive place. Prices are ridiculously high.

This is a huge reason ive built my "war chest" with cash. Im used to hearing that i have too much cash but ive always maintained it for these kinds of investing opportunities

This totally depends on where you live. I'm in FL. The market is raging here and it's not gonna stop anytime soon. This video was made 4 months ago. Our supply is so low. People are moving here like never before. If you own real estate here, great deals are hard to find. I'm selling two of my properties. The problem is that whatever I find to buy, the profit I'll make will go into a new place and it's not really an upgrade. Overpriced market, low supply, multiple offer sales. It's nuts man.

During lehman period, house price dropped about 10 percent. With this low interest rates and house price going up, it is better to buy a house and go through the crash or correction. We are not even sure the crash will really come or not. But even if it comes, waiting until the crash happens is just not an investor mind.

I have a rental property that according to Zillow I have about 70K in equity. There is NOTHING for sell in my market and everything that is is way overpriced. Should I sell to prepare for buying opportunities in 2021?

Houses in cali are so goddam expensive, that I don't think a crash is even going to make much of a difference.

I wish i have the money to buy foreclosed homes when the price drops and make them a rental home. Would be a great investment.

Call me old school. I do invest, I do have retirement investments and I have rental properties but to me Cash is King or if you have an investment that will give you instant liquid with no penalties. Cash is a cushion. Cash gives you comfort and flexibility. Having cash gives confidence and its even better when you don't have to take crap from anyone. Millions of people are stuck in places they hate. If they had enough cash to hold them over for a couple of years to remove themselves from the place they hate they would feel 1000X better mentally.

Good video Marko, very informative. It will be interesting to see when forbearance comes to an end and the Bank's start exercising their legal right, and enforcing the payment of the debt .

I bought my house in Los Angeles in 2017 for 750k and everyone said I overpaid. I put it on the market last week for 1.1mm and got 5 offers over a weekend. I just accepted an offer for 1.2mm. If this isn’t the peak then I don’t know what is, there’s no way that house continues to go up unless interest rates somehow get even lower. Inventory has also slowly started climbing in Los Angeles, but the listings are all still pretty garbage (tiny lot, less than 1000sf, corner lots, etc.) so we’ll see.
