House Flip #215 Finished After the City Shut us Down!

I bought this flip in November and we were hoping to have it listed months ago but we had some delays. We always tend to have some delays on our flips but this one had more than usual! We had to change contractors (again) and the city shut us down for a while.

I bought the house for $218,000, we spent about $50,000 on the repairs, and we spent another $30,000 on other costs, but we listed it for $425,000 and it is already under contract! It will be a good flip although it is selling for much more than we thought it would when we bought it.

What an incredible property. Totally well done. I love how the basement adds extra rooms. I also love the added on room for plants. Glad you didn’t have to do a tear down. The yard is awesome for a garden. Really nice job.

I love this one here Mark, and very nicely done!... And I'm glad y'all didn't cut corners except for the tub-shower inserts in both bathrooms in which are very nice, and I love the makeup of the basement too!... 👍🏆🎗

But I would've love to have seen that well cellar out back again tho... 😏

Some people are renting their dump trailers out to use as dumpsters. Instead of using a dumpster on some jobs, maybe contract with a dump trailer owner and have him park it in the garage. When finished, they come by and haul it off just like a dumpster.

This is a great property! Love the garden. The outside brick looks like it could do with another coat of paint, but yeah, awesome. I would love to live there.

Sounds like you try to cut corners as often as possible, regarding permits. Hope you don't get a bad reputation among city officials. ;)

I am not honestly a fan of painted brick surfaces ... but in this case I agree. That salty beige color hand no UMPH at all. The work inside looks good too.
I sense this one will sell quickly.

I don't like painted brick because there is no going back, but I did buy a house with a painted fireplace, very trendy on a certain tv channel.
