Been living in our ADU since the Pandemic. Just me and my girl and two small dogs, we make it work. The biggest positive, our landlords are awesome and leave us alone

I grew up in San Jose and housing is expensive. I moved to Turlock, 2 hours from San Jose, because my relative bought a big house and built an ADU in the backyard. My landlord is a relative so I get a great price on rent. I get ssi and it covers my rent and food. I don’t have to work at a job. This is better than an apartment in San Jose because it has everything I need to live for less than $500.00 per month.

This actually addresses the root problem with housing in the US. So many areas are zoned exclusively for single family housing which restricts the supply severely. And almost no area is willing to rezone for more inclusive land use, so this is a practical solution that benefits homeowners while increasing supply.

yeah and HOAs are a mixed bag. Think of how those ADU owners having a 1 member HOA board would fair if they got one of the bad ones.

ADU's are a joke. First they are 100K+ to build. Then you have to pay back the builder + interest payments.. Then you have to pay taxes on the income. Then California Department of Housing and Community will tax you on your ADU. Your house property tax will increase. Your utilities will increase. God help you if you find a tenant that destroys your home. You won't see profits from this for 15-20 years.. GOOD LUCK!

I do not think it is fair to people who bought into a single family home neighborhood to change the rules and allow subdivision and separate sale of extra dwellings with more people and cars and crowding. I am not against someone building extra space for family members, but this arrangement will bring in opportunists who will wreck the peace and privacy the existing homeowners paid for for a short term profit. Some people do not want to have the noise and privacy issues of suddenly having a dwelling built very close or even overlooking their once private back yard. People buying into condo projects or dense zoning expect that kind of closeness, but some people chose to get less house with more outdoor space specifically for the privacy-and years later that is being taken from them as they double the density around them.

Avoiding the main issue of corporation buying up single family homes and turning them into room rentals is the glaring issue.

People who built them in the past had to put a deed restriction on selling or even renting out if you didn't live on property as owner. Maybe those will be considered non binding now.

does this shrink your lot size, then in so does it lower your property value? what happens if you sell your home? does this affect the adu owner who bought the adu from previous owner? for those who rent the adu will it increase their home value now that theres another living space on property?

Every time I hear about Asian seniors getting attacked, it is by a certain demographic. Sadly, rather than addressing this fact, and trying to find a solution, it will never be addressed as even to mention it is considered racist.

It does no one any good when society refuses to deal with the root of any problem with logic and practicality. Instead, we would rather dispense useless rethoric and polemics.
