This my 20th year as a real estate agent, 17th as a property manager, and 16th and an investor/rehabber here in Maryland. Good stuff as always April. Observe the following:

1) all real estate is local. What’s going on in one state or town may be different in another
2) the market is headed for a turn. Mainly because of the pent up distressed properties that have forbearances, evictions moratoriums, loss of jobs, and overinflated prices which the market cannot sustain in the next few years. What you are seeing is 2000-2008 being repeated in terms of market appreciation. There will be a distressed period where the market is saturated with short sales and foreclosures which will depress some areas but not all.
3) what does that mean for investors? Cash out on some of your rental properties now, ( certain ones that have appreciated tremendously) and bank that money and be ready to buy up some properties in the next few years. This is how a lot of investors got rich form the last crash. They were in position to buy in 2010-2014. If you are one of them then you know what I’m talking about. For Investors its always a good time to buy. It’s only a numbers game. If the numbers are good, you buy! It doesn’t matter what the market is doing. Don’t worry about a crash. That means very little to you.
4) wholesalers- this is your time. Because I am a rehabber, I am on about 7 wholesalers list. I see what they are doing. They are doing it big! The reason why now is so good for wholesalers is because sellers know the marker is good and they are looking to save money and either Fsbo the property or listen to a wholesalers sales pitch of : as is / cash/ NO COMMISSIONS. And it’s working. I just increased somebody’s bottom line!😃. Anyway. Enough said. Be ready! It’s happening and it’s coming!

Dooms day sells clicks and unfortunately people are getting caught up in the click bait. We’re still pushing forward every day and every day friends and family tell us why we shouldn’t REI anymore. Always ground to be gained! (Literally and figuratively)
