Well, you also have to pay capital gains on the brokerage account. Paying off the mortgage also builds the character necessary to stay out of debt.

Imagine having a $3, 500 mortgage payment every month. Now, imagine paying the house off and NOT having that payment and being free to do whatever you want with that $3, 500 you were going to pay a mortgage with... You could even invest it if you wanted to. Plus, peace of mind.

If you are locked in a ultra low mortgage rate like below 3% for 30yrd, wouldn't it be clearly better to invest the extra money on index funds that have much higher yield % than paying extra money toward the mortgage?

Here’s the problem with this method; you don’t get 8% every year. Some years you lose 10% other years you make 18%. It’s not guaranteed.

Pay off your mortgage and have your housing guaranteed and don’t dependent on stock market that goes up and down and very sensitive to politics which is full of drama

What about tax payment on gaines? Im from Germany. Here you pay 25% on stock gain.
