Click-bait much?

I got very wealthy during the Paul Volcker era. All I can do is pray Powell keeps on raising interest rates.

There might be an economical turmoil but there is no doubt that this is still the best time to invest.

In the next year or two, we will be in a recession. And to make matters worse, we will still have runaway inflation because the FED won't have the courage to raise interest rates high enough to combat the inflation. When we have recessions, many people lose their jobs. So, many homeowners won't be able to pay their mortgages. And many of those who bought in the last two years at super-bubble prices will walk away simply because they will be "underwater." I lived through the great 2008 meltdown and learned a lot. The impact of one's house being underwater is psychologically devastating for many because they had been assured by financial and real estate "experts" that a house is a great investment that "builds wealth."

Trust me, it's not different this time. You can point to endless housing charts, data, graphs ... but they are irrelevant and meaningless. Right now is the equivalent of 2007. This will not end well. For those who are thinking about buying a house right now because "experts" are telling you that if you don't buy now you will be priced out forever ... doing so will be at your peril. Wait 5-7 years for the bottom. This is what I did. In 2006, all my friends thought I was a conspiracy theorist for saying that prices would come crashing down. They had all drank the Kool-Aid and bought over-valued houses. Sure enough, the crash came and I bought my house at the bottom in 2012 after my house had lost 40% of its bubble value. Don't listen to any "experts" who are affiliated with the mortgage or real estate industries. Also, don't listen to biased "experts" who have all their money tied up in real estate because most of them still think that housing won't crash. Some are calling for a "soft landing, " but in the last 50 years, there's never been a "soft landing" in real estate. It only goes up into a bubble, then reverses course to a free-falling crash. You're welcome.

Fed did not say there is a bubble, and even if its a bubble its not going to pop anytime soon, Simple reason there is less inventory.

Dude! Title says Housing bubble popped. In the first 58" of the video you have said "the bubbled popped" and a bit later "the bubble may pop" and around the 7th minute "could the bubble pop? maybe!". Please figure out your facts and don't make clickbait titles. Sadly this video felt I'm being mocked. :(

There's alot of younger eyes on real estate right now, I'd be interested to hear how you would approach the current market if you had to start from square one. Thank you for all the helpful content!

The most concerning thing for my wife and I is that our dream house on 50 acres has been promised to us as soon as the current owners find a house to move into. Since there has been so little inventory, they haven’t found anything they like and it’s been nearly 1.5 years. Meanwhile, the loan rate for our prospective purchase is increasing while they potential value of our current home may begin to decrease. Kind of a weird position to witness.

Interest rates have only given buyers overpaying power, not buying power. The 20% extra they could spend when interest rates went down by 2% was spent on the same house they could have bought before, they just overpaid for it. They did not get a bigger, or nicer place. You could argue most got a worst place than what they could have, because they bought in a rush, without an inspection in some instances. There are a lot of people out there with very little understanding doing their FOMO buying and believing they had an advantage of some kind, which was non-existent.
