👉[00:05:00] You can never overvalue what it means to have a good property manager. Annie tells us all about a time her (pregnant!) property manager went out to investigate a dirty hot tub, only to find out that the neighbors were using it after trekking through a desert at three in the morning, making it dirty and unusable. She then put alarms and a camera in the house and caught them doing it. Amazing managers that go above and beyond are irreplaceable, never take them for granted.

👉[00:09:20] Never try to nickel and dime your guests. Don’t try to make them buy a toothbrush or a soda from you - keep them in the welcome basket! Only offer things that are $20 dollars or above, that way you’re far more likely to build trust with them, and you won’t lose too much money! But also make sure that, if customers are buying things from you, that they’re items and services they couldn’t just get anywhere else.

👉[00:13:30] If you’re posting properties on Instagram and have a link to them on your page, people will check it out. You have to make sure that your posts not only look instagrammable, but also that you’re leaving them open for engagement, whether that be with competitions, hashtags, or even just a question. Having been the Creative Director of Facebook, Annie knows exactly what she’s talking about in this respect; marketers would be wise to take this knowledge on board.
