I pay my mortgage biweekly. Every year I adjust extra towards principal. Do what’s best for you. It’s your money.

The biggest thing about the 30-year is if you get hurt or lose your job, a 30yr mandatory monthly payment doesn't hurt you like a 15yr monthly would.
It does take discipline to do this plan though, you're just throwing money away if you are not paying to principle or investing in something with greater returns.

Go with the 30 year, interest rates are so low you are basically getting a 15 year rate. It'll help with DTI if you want to buy investment properties, and you can always pay it like a 15 year if you want.

That’s a great point that taking a 15 year mortgage and also staying within your means makes it a lot more difficult to buy at home “financially responsibly”

It’s been shown that investing the difference between the 30-15 years mortgage is the superior choice. Market returns 7% on average, so if your interest is 3.1% it doesn’t make sense to pay it off.

I got a 15y at 2.6 and have one income raise a family on one income, drive older cars avoid lifestyle creep, avoid dept and invest 15 percent and manage ok, my plan is to never sell, just buy another and rent this and create cash flow, just have to wait until houses go on sale again

get a 30 year and put the money you save into an S&P 500 ETF, why pay off 2-3% interest when you can earn much more.

It made me change my point of view about 15 and 30 because of your explanation! 👍 I’m looking for a home in PA and I was approved for both 15 and 30 years mortgage. You are totally right. The difference between the principal in both estimates are huge and we have to be living with the water on the neck with the payment for a 15 year one. But using the strategy you just explain in this video about a 30 years one and making additional payments to your principal... you can handle better any unfortunate and unexpected situations that could arise in the future. In the last month I’ve already placed 2 offers for different houses in a 15 years mortgage with no success. Yesterday I placed a generous offer for the 3rd house on a 30 year loan mortgage... Possibly start off with 30 year and refinance to 15 in the future when you're making more money and have a good nest egg invested.

You don’t have to live above your means to get a 15 year mortgage. You have to get a home you can afford.

If u can afford it, fabulous. A 15 year is great. But a 30 yr is more practical and u can always make more payments if your so flush with cash and back off if it’s a slow time for you.
