Good list. When I was retiring, I was looking into the homesteading thing as well. Here was my list:

1. How much land?
I chose a minimum of 10 acres when I started my searches. This was so I could do just about anything I needed, whether agriculture or animal husbandry. I know there are books out there that talk about living off of the 5-acre plot, but I wanted a bit more. I was able to find a 24-acre plot for a reasonable price.
2. Water.
Coming back to Idaho, I was going to settle in one of two areas. They had slightly different climates because of the mountains that separated them from each other. One side has more precipitation throughout the year with a spike in May while the other was during the winter months and a dry summer. How you're going to get your fields and pastures watered is a big factor.
3. Who's building?
Yourself? Or are you looking for something already established? It's a big factor in how things are going to be priced. If you're taking up a place someone already had homesteaded on, you're looking at inheriting those buildings. Do they need renovations? If you're going to build, how much is it going to cost to do what you want? One of the best things is that you'll be able to set out your personal layout. Where what goes, how big, etc.
4. Seasons
How long are they and what grows well in it? Being in zone 7, my choices are more limited that further south, to some degree. Depending on region and climate, you'll have your own personal preferences.
5. Natural disasters
This was a big one for me. I've been through a few hurricanes and a couple earthquakes. Passed south of a tornado and had to deal with 6-inch ice in order to get to work, having to walk because our transportation wasn't running at those hours. So I knew what I didn't want, for the most part. Apart from what we've coined as "Snowmageddon" because of the severe storm we had a few years back, our winters here are actually fairly "mild" compared to other places. A light dusting of snow and ice with the snow plows keeping the main roads cleaned up along with sand for non-slip suface. We also have the occasional windstorm.
6. Natural resources
What are you looking for in your environment? Are you the woodsy type? Preferring trees surrounding you? A great source of firewood, to be sure. Or are you willing to travel up to the mountains to get what you need?
7. Constitutional rights
Doug talks about rules and regulations. Those are hindrances, to be sure. But there's something even higher up that can cause problems. Does your state and county uphold your rights? What restrictions do they have, if any? Are you comfortable with them? Do they share your values?
8. Privacy
I wanted to be able to throw a baseball and not have it roll into the neighbor's yard. Even being winged, I can still throw a baseball a good ways. Before moving here, we were living in a 2-story triplex...and we were the ones in the middle. I wanted to be able to step out onto my back porch and not worry about a nosy neighbor looking over a fence. Or the neighbor kids losing their baseball in my yard. I do have a neighbor, but he's on the other side of my 1-acre pasture. Far enough away that we're not bothered by each other. For the most part, anyway.
9. So you feel comfortable with where you're going to settle?
What's the future of where you're moving to going to be like in 5, 10, 20 years? I settled far enough away from where the majority of growth was happening. A development was shot down in our area because we didn't want a subdivision put in.

There are other things out there to consider. Books are made on them. But these were my main things I was looking at when my family and I settled.

Doug, Thank you for all your work and effort that you and Stacy put into making your videos and educating us all with your knowledge. You two are truly inspiration for all of us that feel those city walls closing in on us. Our youngest daughter (youngest of 7 children total) turned 18 last December and that same month we bought a 50 Acre old abandoned golf course. Everyone thought we were crazy but a golf course is just wasted pasture right? haha and the best part is....It was a golf course so it came with irrigation. People thought we were crazy. We bush hogged everything, started leveling it out and started putting up fence. Now we have horses, cattle, pigs, turkeys, guineas, ducks and soooo many chickens haha and the most amazing garden! Sure, we have a lot more to do but we've only been here 7 months and Covid hit after we were only here 3 months. All those people that thought we were crazy were buying our eggs when they couldn't get them in stores. I was baking bread because there was none to be found. I have been watching your videos since January and have watched every single one. I cant thank you two enough for all I have learned and still continue to do so. Shalom & God Bless
