Bruh… packaging the deal (syndication) is one thing, collecting the various fees + cash flow MoM is another :) … what had my eyes glued to the screen is potentially keeping the asset for ourselves by way of a Refi Exit!

1. raised $3.1M, each investor $100, 000, How do you calculate ownership is 3.93%?
2. 31 investors, each 3.93%= 121.83%?
3. you dont put any money in. how many % of ownership you will have?

Dylan, fantastic video! Can you please explain further how the investors get paid back off this deal? You mention 12% returns and above, is that from each years cash flow increasing as you stabilize the property?

How does the investor payoff structure work here? Is it a recapitalization trigger that gives you the option to pay off their equity as a function of their % of appraised value? Or are you returning the original capital without them getting the appreciation?

Is depreciation typically (always?) Following the split on the IRS k-1? Or is there a different way depreciation is passed through?

When looking at depreciation and calculating market value, it typically maths out better to take no management fee and get a higher equity in the split. Am I wrong?
