@16:05 I lived in a house with a walkout basement & garage on a slanted property and it gets old. You gotta walk down stairs & then up a steep hill just to take out the trash. Bottomline is youโ€™re walking stairs if you need to do anything. Itโ€™s really bad if youโ€™re injured or recovering from anything and my parents were restricted there when they visited bc of their age (hip issues & bad back).

I totally appreciate full disclosure like you do. Being a first time buyer decades ago with a top producing LISTING agent (had no idea about the difference then) who did little to guide me, and then discouraged me from getting other inspections (which would have revealed flaws and contradictions to the first inspection) is what got me to get into real estate to help first time buyers like myself who felt as though I wasn't represented well. My family sided with my agent and discour a ged me from getting another inspection to save $150. I am conservative and risk averse and will point out certain things about a property that I am aware of for full disclosure. I also require my sellers to disclose everything even if a problem has been fixed. When it comes to condos and townhouses and PUDs, I get the CC&Rs prior to even showing the property so that my buyers have a better sense of fiscal health, the management, and of there are any special assessments that will come up in the near future. Often this will be discussed in the minutes. So I am 100% with you when it comes to disclosures, and pointing out if any features in a property or neighbors may be a negative when they decide to sell their home.

I remember the first time I tried to find an address in Irvine (pre-GPS) and all the houses looked the same and all the streets had variations on the same name. Awfu๐Ÿ˜ข.

Strange that sloping lots is a negative. In Canada, a walk out basement is a selling feature because it is daylight and doesn't feel like a spooky dungeon.
