I do actually treat my family the same as my clients because I don’t want to assume anyone understands all the ins and outs of RE unless they are an agent 😂 but I do handle everyone the same and with kids gloves

Wow... great information! You would do that because you know you would do your best because it's your family. So why not go into another listing appointment with the intent to do your best. So why need a presentation.

I listed a bunch of my family and friend’s homes and every single one I did a listing presentation. It’s for them to understand pricing and pre frame them on what the process is and the likely challenges we’ll face and how we handle it.

I've never done a listing presentation and I sold 19 properties last year my 2nd year in real estate. The 1st listing I ever tried to get I did a listing presentation and I didn't get it. It felt forced.

Eh. The reason I wouldn’t bring a listing presentation to a family member is that I don’t need to impress them or convince them to sell with me. They’re family, they’re already going to list with me. But with complete strangers that I’m probably meeting for the first time, they are not loyal to me. They need to see that I’m the best person to list their house, so a presentation matters

Could not disagree more on this. If you just try to build rapport with someone they will look at you like a commodity and base you off commission%
