Our home inspection went pretty smooth.. they did find circuit breaker issues though and outlets that needed to be fixed.. Sellers are making repairs. Home inspectors are very thorough

This is informative. We did a pre inspection on our home we want to sell. This was the best $ spent for us.

thanks for explaining what the GFCI means. Also for saying what to do to get the inspector prepared, I'll keep it in mind when I buy my next house.

Great video! The information was succinct, yet thorough. I had no clue about what an inspector should be looking for. So, this information has brought a lot of clarity for me. Thank you!

Made an offer on a 1985 house for my first home.. had a inspector tell me that the whole chimney had dry rot and the whole chimney needed to be repaired. 7k quote, and leakage in the upstairs bathroom with having to cut out the whole sink to get to it. plus dry rot in the back patio. I opted out of the contract, and decided to go with a slightly newer home.

Thank you so much for all of your informative vids, my wife and I are purchasing our first home near Chicago. I've been watching a ton of your videos and have really found them helpful in every step of our home buying process.

Thanks for questioning everything. The enemy for us home inspectors is when the very next trade in line throws us under the bus with out review of our reports.

Is it more of a hindrance for the potential buyer(s) to be present during a home inspection? Another thing to note is, some inspectors have personal preferences on power outlets. Some don't mind of the ground being up, others prefer the hot and neutral to be on top, and may ding you to have it fixed.

When they ask if I want the sewer inspected how do I know I need the sewer inspected? What’s the difference between iron cast and clay pipes? I’m finding that each thing is an add on like do I want radon inspection. So I’m up to 7 to 8 hundred dollars on inspection.

How come do you never address houses that have a well rather than municipal water? Is a water test required? What kind? What to do about what it reveals?

My home didn't have any electricity when we did the walk through so we couldn't check anything. We closed a week ago and I still don't have my meter installed.😪

I Definitely Noticed You Did Not Mention A Sewer Line and or Septic System Inspection !!! That is extremely important !!! A bad sewer line can cost up to a couple thousand dollars depending on the length of it to the city sewer main ! A septic system inspection, for homes out in the rural area or out in the country can be as bad as needing the septic system replaced which depending on the type of septic system can cost as much as $25, 000.00 or possibly more !!! Not very many home inspectors do a sewer line inspection and even fewer can do a septic system inspection !! Which a septic system inspection is extremely important as I mentioned how much they can cost !!! There are several different types of septic system's which I mentioned how much the most expensive septic system can cost or could be as cheap as $10, 000.00 to replace !! I hope people understand how important a septic system can cost so make sure it gets inspected !!! From an older fellow brother in arms, ya young Jarhead !!!

Thank you for the wonderful format and checklist...this helps my family and I out very much as I am ready to very possibly buy a small home directly across the street from my current house for my mother in law to reside....and someday for my two boys so they don’t have to pay a full rent while they figure out their lives🌈🤙
