Hey Joe. Just one of your videos has more useful content than many others have in a dozen videos. It gets tiresome watching people give their opinion on the market (either positive or negative) with little or no data. I never have to worry about that with you. Keep up the good work!

Hey Joe, I was putting in an offer last night for a buyer in a competitive situation. The listing agent, actually requested a "more recent" preapproval letter. The buyer's preapproval was from 22 days ago, but the listing agent's concern was with the increase of rates, the buyer might not be able to afford the home. Even though it wasn't that long ago that she got her preapproval!

A lot of good information here Joe! Putting it to action locally here in Tallahassee I understand that this increase in mortgage rates will affect the higher price points first by bringing down the number of people who can afford to buy in the luxury market (a limited number already in Tallahassee compared to larger markets). With that in mind, do you think the market below 350k will remain very strong. While it may take a little time for buyers to readjust to their knew price ranges, I have to believe that the meat of the market (100k-300k) will remain strong here locally due to a continued lack of supply. Interested to get your opinion on this.
