Overhaul the current, outdated legal system with something more modern, like they have in countries where it takes a couple of days to sell

i find it crazy that people must get into bidding wars. in japan the price the seller wants for a house is a price of that house! first person who agrees to buy (and has the funds) is the one who gets the house.

The problem is clearly artificially created. Nobody is looking for a solution. I've had mortgage approval from the bank since the fall and can't buy anything because of the huge waiting lists in Dublin.

They shouldnt put a house up for sale until they have all the documents ready.

Was speaking to a woman from Norway who said you buy a house there start to finish including mortgage within days. 6 months here. I don't know enough on how they do it but it shows what is possible

My opinion, remove the people from the process, they are the issue in all of this. Productivity is so low that if it remains as it is, it could be a year to close. Im already 6.5 months in waiting since sale agreed.

Technology?

This won't be fixed with technology.

We let the government away with bailing out their buddies in Anglo, giving tax breaks to REITS that bought up whole new estates, put the country into debt to help bondholders instead of funding new council housing.

If I didn't already have a house, I'd be buying a field and building something on it. Buying an already existing house is ridiculously expensive now.
