Have you ever wondered who is responsible for repairs to the rental property: The tenant, or the landlord? In this video, we answer this question.
In the province of Manitoba, under the Residential Tenancies Act, if the unit is a single family home, the landlord, or owner of the property, is responsible for repairs to the building, equipment, and basically, anything that can break down mechanically.
The one exception to this rule, are what the industry refers to as "consumables," or items such as fuses, light bulbs, or furnace filters. Those items should have been installed and working correctly at the beginning of the tenancy, and if they break during the tenancy, it then becomes the tenant's responsibility to fix/replace those items.
