Who would ever thought within the Monterez Golf and Country Club there would be such an exciting project? The architecture absolutely leveraged on the topography setting, fully maximizing the view of the golf course and the valley. This is absolutely amazing for own stay purposes, being away from the urban lifestyle we have.

With a clear intent in mind, all units have 4 bedrooms and the facilities are attached with a registered nurse, co-working space, sundry shop and a laundrette, where residents can absolutely stay in the project the entire day. As the team also builds projects for others, I noticed there were many design details adopted from the best projects across Malaysia.

However, the contradiction between the external experience versus the internal is very wide. We will need to drive through traffic and industrial areas before entering the site. But at least residents can still access to the surrounding commercial areas easily where there are schools, medical centers, malls, even the airport.

Just pay a visit. Even a person who stay in Puncak Alam, and work in Subang Jaya, everyday use this road to work and home, never know there is housing area and golf course here. To be honest this is really a hidden gem of the area. Is strike at the middle of all the famous township here. Ignore the industry area, this is really underrated/hidden gem of the puncak alam/Kampung Subang.

This area is really at the middle of Elmina/Bukit Jelutong/Denai Alam/Kampung Subang/ara Damansara.

And also the entrance/exit of major highway, NKVE/DASH/Guthrie

The ages community also can ignore, because 5mins drive is Elmina/Denai Alam already
15mins drive is Ara Damansara already (with or without jam, is 15mins)

the valley view is actually called kayangan height, a very nice private residence area, perhaps you can do a review on it?

Great review and content as always. I would not bank on the existence of the golf course mentioned as pull factor for any golfer buyer as the course is unplayable and not at the standard expected. Tough one.

Would like to check since the building is constructed on top of so call inclined area where looks like on top so call mini mountains, is it consider as risk by looking over these? Looking at Malaysian whether is raining

Yes indeed the place is very greenery with monkeys lol, and it is a very quiet areas due to the areas a bit secluded, but it's ideal for people who mainly WFH or want to get away from busy city or retirees for their retirement life. Not so convenient for working adults who travel often especially to PJ and KL, expected min 1-1.5 hr travel at peak hours due to traffic jam, otherwise can pay for DASH/NKVE toll but less jam. Personally i am staying in a landed property in Monterez Golf Club, as the lands here is much cheaper compared to PJ. But a kind reminder for those people who are interested to buy the highrise property, must come over to the site to see the surrounding areas yourself, such as road conditions for both entrance A (a bit furthest with min 6-7 speed bumps within 750m to site, some ppl think it's too much) and B (nearer to site, still have few speed bumps but narrow road to pass through, as many townhourse residence parked their cars very packed at road sides). Also pay attention to low areas at main entrance areas, tend to flood during heavy rainy days (guess no SA will tell us that, only own residents will know lol, you will notice it if you had been here).

Are you sure it is what you see and what you will get? The mirror, shelf, and exhaust fan in the bathrooms and blinds for small windows are included? Plaster ceiling for entire house?

I doubt will 2 lift sufficient for accompanying 110+ units per block, on top of each units are so huge. With the 4 rooms available, more cars are expected per unit, are the car parks provided sufficient?

I once resided in an apartment whose balcony overlooked a golf field. I became weary of the scenery after a week. Despite seeing people playing golf and the fact that golf courses often have a deserted greenery, it was nothing unusual. I wonder why ppl so crazy about the view 😂

Sean, from today onwards, is it possible for you n your team to test the flooring sound so we knew how good it is esp for ppl like me (and there are many !!) who hate to hear the upper neighbour's feet walking. It can be a nightmare when d upper guy is a late sleeper at 3pm or the type need supper to cook n eat supper at 12am or do small scale food business up by 4am.
PLEASE ...i really appreciate include this. In fact, im seriously hoping to shift to any of ur reviewed condos if you cud just include this.
This episode you reviewed feels so good n serene to stay, but just imagine get a upper neighbour sleep earliest 1.30pm, everyday i have to wait him sleep. Before i get kids run play catching until 11pm but at least better, after 11pm they sleep. I notice some vr old condo, still got sound but its only like an echo, the footstep dont sound "direct". Thats what im looking for. Pls help
