The problem is people that buy homes they can't afford at the current rate and are waiting for the rates to drop to refi and be able to afford the home. Thats risky and doesn't make sense....buying a home you can comfortably afford at a higher rate than it's just gravy that the rates drop

In other words prepare for the worst (interest rates staying higher for longer, feds words) and hope for the best (interest rates lowering quick).

Hi Jeb, we just got in contract with a builder for a pre sale house and it will still be 6-9 months till closing since they will still build the house. We already shop around just to see what rates we getting for a 740+ ish credit score. Do you think it is a good move from us? Or it’s a risky one since we will not know if rates will go down or up once we getting close to our closing date?

I heard to refinance an investment property we need to have at least 20-25% equity. What is the requirement for primary? Is it fine as long as it is appraised higher than the loan amount? Thank you!
