I have a friend who got sucked into one the scams from PWC, he's so called financial advisor steered him into an investment property in Crestmead QLD and the rent wasn't enough to cover the loan and the interest rates jumped up, he was forced to sell the house at a loss and spend the next 8 years dealing with an empty debt with zero help from the banks. Beware people.

What about the lower stamp duty you need to pay for house and land package where stamp duty is only on the land vs the established house.. easily saves around 15-20k... also lower maintenance costs?

I gad a bad experience with buyers agent last year. Luckily at the end, didn’t go ahead although lost over $1k, leant a lesson!

I have been looking at building out near Werribee - in Tarneit, it’s impossible to buy anything established in Melbourne for my budget.

Not true, only 50% is to be substructed from the total base costs if you sell 12 months after signing the contract. So you are still 50% better off.
