My favorite “free house” is Delphine’s Basement. After you vent her and Esbern out of the place. U can use the basement as a home, as the storage containers are safe. U have an enchant table and alc table. As well as having a smith from Alvor and a merchant with Lucious. It’s quite effective if ur playing survival.

Theres an Alchemist Shack mod that keeps it simple and rustic while hanging up curtains over the open door, and adding more alchemist type objects inside like flasks and more herbs.
It makes it really nice and it's permanently in my load order. Because even when i don't use the shack, it's really nice to come across with my other characters in various playthroughs.

Every1 talks about anise cabin because it has an enchantment room and a alchemy table but I always use this place as my first home.

There is another option;

Go to Markarth straight from Helgen. Start the House of Horrors quest and kill the Vigilant. Go and speak to Molag Bal in the basement. Once you’ve done that, the house won’t reset and all the storage is safe. There’s also a bed with a chest hidden under it at the back. All crafting stations are within the city. It’s basic but it’s all you need for a L1 player.

You can also use the barrels between Breezehome and the blacksmith in Whiterun to store items, they dont reset

The Alchemist's Shack is my favorite location in Skyrim, I discovered it early in my first playthrough and I've loved it ever since. What's nice is that everything in there is not marked as stolen when you take it! It's all free!!

The burnt people from a dragon shack with the couple outside is a good one too I think I wish the fisherman’s shack in whiterun on the way to solitude was like this

Lmao a free house, yes. A favorite part of Skyrim is the role play and I love the idea of settling down in this shack or any number of other spots. I just wish there were doors, windows, and a cooking station. Other good spots are the shack northwest of morthal which comes with a dog and the burnt couple's house in the falkreath area.

The butterfly in the jar will respawn, I have 2 because I went back there by accident

There's another one, closer to Riverwood, Anises cabin. Comes with a bed, safe storage, and both an alchemists table and arcane enchanter. You just have to kill Anise to get it.

Yep I knew that. Makes a great pitstop on the way from Riften to Whiterun by horse (overloaded ) or on foot.
