I agree the floor is in for REIT share prices. I also agree that O and WPC offer stable share prices and good yields and likely share price appreciation.

Thanks, Jussi, for an interesting discussion on REITs and the imminent cut in interest rates expected in September. I am long Realty Income, EPR and ROIC. As for ROIC, while the news of the rumored Blackstone acquisition of ROIC broke about 17 days ago, there has been no further comment or news about that since, that I could find. I have been long ROIC since it went public with a cost basis of $9.08. Dividend growth for the past few years has been non-existent for ROIC which is a huge disappointment.

Actually the market already has 200 points priced in. But what if these cuts happen because of the job market. We have to prepare for an overdue pull back in this overpriced market. A video on REITs that can handle a recession would be great.

W.P. Carey has 2 Bilion of debt maturing in 2025, looking at cashflow and ffo this seems pretty heavy for the company doesnt it?

I'm accustomed to buying and holding stocks, but that strategy doesn't seem as effective in today's volatile market. Inflation is also impacting my portfolio. My biggest concern is whether I can sustain myself after retirement with only $500k.

Hi Jussi. I look at all your videos, but now, after this video, I ask myself, you too, are you a trader or an investor? Do you know what I mean, we talk about long-time investor, or a trader, who get some shares, and then sells them for profit. I hope my question doesn't affect you. To explain why I asked that is because you change your mind, so often. Not that is something wrong with the traders, just to know how you think.

I think people are getting carried away with rate cuts. I’m thinking we will see 100-125 in 4-5 25 basis point cuts.
