Probably bearing in mind behavioural changes, when my country announces property cooling measures (e.g. doubling the stamp duty for foreign property buyers to 60%), they always take immediate effect. Imagine if Wendover made a video of all the logistics needed to enact such measures that quickly

Minor correction, it's not that they used up too much beach sand, it's that beach sand doesn't work in concrete. It needs to be river sand, or the agents won't bond properly. Sand from the desert doesn't work either.
