Oct 2016 house sold for 275k 2.5 acres 5 bed 2.5 bath at 2500 sq ft and is listed at 520k was listed Nov 2023 at 525. This is not a one off it’s over multiple houses I’ve seen and it’s just not worth the money and even the supply issue doesnt equate to a 100% mark up in price and not to mention amortization causing you to pay well over a million over 30 yrs at 6.5-7% rates.

Or people are realizing that the house value doesn’t match what they deem as fair price for the house because a lot of houses are up 100-200k from 2019 prices

atlanta area market is terrible. im leaving this year no doubt. im in the 7 figure yearly range and refuse to spend 800k to for a house that someone bought in 2021 for 300k. Hard Pass

Same thing happened to me last October. Had sold my Midwest home and made offers on four properties and was outbid on them all. Finally found a place and regret buying it. The place was overpriced and needs way more work than it’s worth. Sad to think I’ll likely never recuperate what I’ve put into it.
