In my opinion, virtual wholesalers are the #1 reason why we’re seeing these regulations and laws being passed. Too many amateurs locking up contracts way too high because they don’t know the markets and don’t care about the people they leave high and dry when they ultimately have to cancel the contract. Even worse, they file liens/memorandums against the property to “protect their interests” even though their numbers are way off. If your business model is get 10 properties under contract to only be able to perform on 2 and make $250k a year then you’re doing it wrong and should either get better or get lost! As far as influencers and gurus, Jerry is about as real as it gets tho

Literally made this exact shift in 2023. You get lifestyle in virtual, but you don't get Brand and repeat business.

Belly to belly Doorknocking is often the best way to make contact with people in preforeclosure because they bury their head in the sand. That being said, I can see the virtual wholesaler’s argument of scalability. In the end, I think the “belly-to-belly”, local wholesaler will win more business locally in the long term, and the virtual wholesalers will scale with short term business across a larger wider pool of sellers nationwide. Local guys go deep, and virtual guys go wide. Just my opinion though what do I know 🤷🏽‍♂️?

So many limitations to being local. Cost per lead is through the roof, driving time is a waste, competition is at an all time high in those highly competitive markets. I used to own a “We Buy Ugly Houses Franchise” I beat many of them over the phone while I get the intent of the video and there is a benefit of negotiating in person there is also many times where we are able to help sellers faster by contracting over the phone and beat any local appointments or even help out of state sellers that have no interest in traveling to the property at a much lower cost per lead and higher ROAS.

I have done both, have never been more profitable than virtually.

We can always send a local VIP Buyer and get a split of the profit without the limitations.

You are still a Flipping Genius Jerry!

Jerry I love you Boss! You're not only one of my favorite Wholesaling mentors...but you make a (damn good teacher!) I gotta let it out on the table boss...the old school way may be a good fit but it can also be risky and dangerous Jerry. Folks are not how they used to be 5-10yrs ago. You have lot folks out here losing their damn minds. Going around knocking on doors, people shooting through the doors thinking its the police or just randomly jumping off of paranoia, The F$#* this world coming too??? Especially down here in ( South FL ) where i live. I think for some of us folks Wholesaling...it'll be safer to virtually wholesale!

I 100% agree with this. I'm virtual right now because I live in South Korea, but soon I will be in the market that I am doing VW in, and am excited to go to appointments and meet sellers!

I wanted to get your take on the recent NAR settlement…

My thoughts are that it will be good for a real estate agent/investor, because the investor would not need to receive the previously contracted buyers agent commission (which would be taxable income to the real estate agent/investor), and instead could make their offer more competitive than a buyer who needed buyer representation and would be asking the seller to pay the Buyer Agent commission.
