Been using RC 2200 with seam tape on screw down and standing seam roofs with out issues for years. We have even used RC 2000 spray grade to coat old roofs with successful results. Everything else you said is correct though.

You can use tar over cracks, seems, plumbing boots and fasteners. But you must also use at least one layer of fiberglass mesh with it. I always go with multiple overlapping layers .The metal also needs to be cleaned properly with wire brushing and wiped down with mineral spirits on a rag . After i clean i put some tar down first then imbed the mesh and then tar over that . If you have surface rust on a metal roof you must treat the rust with wire brush and red rust primer, then roof coatings. You can roll on roof coatings over metal roof . They do it all the time on mobile homes. Now if you have a roof leak you must fix the roof leak properly before you start putting on a coating . Some modified roof systems use large pieces of latex that you cannot just tar up . In these situations you must know what product is on the roof to know what to repair with. If not you may cause more damage and many of these modern roof systems have warranties you may void if you use the wrong repair materials.

We caulk the fuck out of metal roofs when we do our hvac penetrations. Metal roofs leak, sikaflex makes it not leak.

As a 40 year same license roofing professional in Los Angeles, this guy is a knucklehead except for using the larger fasteners to replace any rusted ones. You can only use wet patch when it’s raining which is the tar you mentioned as there is no wet surface acrylic or silicone or elastomeric caulking that you can use while it’s raining. Elastomeric mastic and/or elastomeric caulking is absolutely appropriate and I would add if it’s a large gap overlap then use 2 to 4 inch polyester Webbing. As everyone can tell the metal panels are extremely oxidized having corrosion but not rusted through corrosion so it is absolutely critical to apply a roof restoration coating properly Meaning a complete power wash after all repairs are completed with a scrubbing brush Then allow it to completely dry then apply a metal primer that is from the same manufacture as the coating and allow that to cure THEN apply a Siliconized Cool Roof “Snow White” elastomeric coating to reduce the heat interior heat as well as protect the metal frozen further oxidation so again this guy is nuts.

Coding usually last 15 to 20 years with some power washes every 3 to 5 years for the so-called maintenance to keep it freight white but 25, 000 over 10 years is 2500 in a year and that’s the cost of a single vehicle and here the whole roof is done and then if it last 15 or 20 years then it’s 1250 to 1500 a year so this roofer so-called roofer is trying to sell the cheap way to get his so-called $2500 which will cost him less than $500 to do “so he made two grand in one day” so I would call that shyster city. Property owners; get several estimates and learn about the process and then do your Google yelp license board be me investigation to narrow down to the best qualified versus the cheapest priced roofer and that should work out for you

I’m a sales coating specialist and I’ve been coating metal roofs for over 20 years cooling them down and stopping the movement on these roofs so they don’t leak. My market is in Arizona where the heat expands the metal and then it contracts in the evenings and causes them to leak because of all the movementt. There’s nothing wrong with coating Metal roofs with elastomeric coatings.

We have one that’s 65 years old and it was a sheet of rust so bibs painted with silver paint. Hope it was the right thing to do

I use tar cement, because is what I have near the store, if warranty is for metal roof I will keep using because is cheap, I use metal silicon for small screws, still doing same five years later.
