Peace brother. I just wanted to stop by and express gratitude. I was recently able to get a home under contract and it’s largely because of the advice you and Kiana have in your video on FHA and VA loans. I have a VA loan and wasn’t getting any luck with my offers. I changed my realtor and she was very savy in how she structured our deal. We offered a 7k appraisal gap, and we also offered them some of the tax credits back in case the VA found things that needed to be repaired, so the repairs can be made at no expense to the seller. I just wanted to encourage other veteran buyers that this market isn’t impossible you just have to find some creative ways to structure deals that are seller friendly. It would only make sense if they also allowed the applicants use the tax credit as a down payment to get the home. That way the credit is put into the lenders pockets, which helps people in those communities to actually buy a home.

Does selling the home fall under another type of program? I mean, as a seller, am I allowed to say -hey, I’m not selling to you because you make much money without breaking any laws? Or am I going to be protected by the home falling under a specific program?

When there are such specific guidelines, I think someone is designing a program to benefit specific people. Where is the map of eligible areas and who owns them?

🤦🏽‍♀️ as a buyer...I don't like this because investor fix homes with the cheapest material and their style. Then they need to make a profit where does this leave buyers? We are still without leverage to buy 😩

If the government wants to help they should provide security in these areas. If you go start building in some parts in Detroit, your property may damn well burn down due to arson before you even get to sell it.

i like it, needs more development. It's slowing gentrification and its specific to the "hood/ghetto" type areas. Make no mistake investors are going in regardless. Investors that care about the community would be more inclined ton do these rehabs

What stands out to me is the application process to compete for the funds as if you may not get it and be out 20k in your example...sounds good but need more detailed info...Thanks for the info!

Why would an investor do a deal that wouldn't make them any money? That doesn't make any sense, even for the government lol. I guess it's for tax purposes but that just further lets us know that this is for large developers with lots and lots of money

It seems iffy….. I total agree w/what you stated regarding state hud releasing funds. If it's a tax credit why should I have to bid on the project! Now if they tweak it & make it a grant w/a lil more incentives then maybe it will be more lucrative and simple to get funding to developers…….

There is also something about the tax credit being awarded over a period of 10 years.
