Anyone buying at these prices with 20% or less down is going to add to this extended down turn. They all think they're going to "refinance at lower rates" because greedy agents tell them they can; but they can't if they have lost equity and are underwater. This is similar to what happens in 2006-7. Deadcat bounce buyers only add to the next down wave. If we're going to speculate about mortgage rates we might as well pay attention to the yield curve. And the future looks grim.

In the meantime, back in the real world, MBA Mortgage apps have DECELERATED to the beginning of January levels as if yesterday's report. Can you say "Slow train wteck" ahead?"

Omg, Inventory is up YoY. You only say inventory is dropping in February, but it is WAY UP, from last inventory is at 2021 levels, you seem to have a sellers narrative 🙄
