A new rule could potentially keep home buyers from seeing all of the available homes for sale on Zillow and Redfin. The National Association of Realtors (NAR) has modified its "clear cooperation" policy, allowing more flexibility for agents to delay listing properties on Multiple Listing Services (MLS), thereby facilitating the growth of exclusive listings. This will hurt buyers as they will not be able to see exclusive listings or pocket listings, therefore missing opportunities of seeing homes. This is a tricky one and I want to talk about it! Limiting buyers' ability to search online for their own homes before or while working with a realtor is going to thoroughly annoy buyers and slow sales.

Secrecy in business usually indicates that something is rotten in Denmark. The stakes are too high in real-estate (10k, 100s k, a million) for this kind of shenanigans. RE sales people are already fighting an uphill battle in the PR dept with a reputation akin to those who sell used cars.

I noticed that too. I took a walk through my neighborhood last week and counted four homes with "for sale" signs in the front yard. When I got home, I checked Zillow and they weren't listed on the site.

I’m going back to the original statement I have heard about realtors: all commission based “professions” are always rife with greed and corruption…waiting for all these settlements in NAR to level the playing field and give consumers fair value

Neighbor's home has been for sale for 2 months. It does not show up on Zillow unless you type in the address.
How does limiting customer views help sellers?

This new rule is just another way for realtors to stay relevant during the buying process. Maybe if the commission was lower people wouldn't mind working with agents.

As a prior and upcoming future Seller who used Compass in November 2023 to represent us as Sellers, I would NEVER use Compass again unless our listing was also posted at the same time on the MLS, on Zillow, and all the other publicly available sites. As a Seller, I want my home to have broad marketing and prospective buyers doing their own research, who may not yet have an agent, to be able to see our house.

Thanks Mate, the sad truth is that no one has a clue, we all react to what happens as it happens and try to analyse it but can’t predict an iota of what is going to unfold in the markets… content creators are like amplifiers, when times are good they affirm it and try to tell you why it’s good and that it’s looking bullish but then all of a sudden the market turns bearish and everyone affirms it again and try to analyse why… it’s so sad that many are so powerless and it's not about guessing the market's next move; it's about playing it smart and steady during trading...managed to grow a nest egg of around 2.3Bitcoin to a decent 19Bitcoin in the space of a few months... I'm especially grateful to Seren Wintersun, whose deep expertise and traditional trading acumen have been invaluable in this challenging, ever-evolving financial landscape.

As a buyer that's been watching Zillow, I'm seeing delisted pop back up at higher prices. It's really annoying so this is no surprise

So glad a neighbor who is selling gave a sneak peek to the neighbors first before listing. He is also a former real estate agent. We are doing a private sale without any agents involved. So direct and simple! 3% each agent is way too much !!!

This crap is what gives realtors a black eye. As a buyer now — I sold my home last April before things changed — I say keep your damn house, I’ll look elsewhere. I don’t like most realtors anyway, I’ll just look for FSBO homes w/my lawyer.
This just makes the industry look more crooked.

With realtors recommending MLS listing only and not pushing the information to Realtor, Zillow, Homes, Redfin. Be careful what you wish for. Zillow should turn itself into a self service site. Sellers may list their home for $99 and then offer contract pricing ($750 for contract review). Zillow should just turn into a self service site for sellers and leave the real estate agents in the rear window. There is a home in my subdivision and I told the owner that their home is not appearing on any of the sites that every buyer uses to look at homes. He was really taken aback and hasn't had anyone looking at the house. agents trying to go back to 1980 to keep getting their 6%. Time to protest and just say NO!

Not having a home inspection was the worst mistake we ever made when we relocated in 2022 from AZ back to PA. Previously, we always had inspections but this time our situation was different and we didn't have a choice. Not having a decent realtor in PA was a traumatic experience and his lying and not giving us the correct information about the house cost us a lot of money in repairs and renovations. Don't ever forego that inspection, folks, and be sure you're dealing with a 20% agent!

This is clearly monopolizing the market and legalizing pocket listings. This is 1000% bad for the buyer and seller. This only benefits the listing agents. All bad...

I have a feeling this whole MLS thing is going to be gone in a few years!

Tech is moving too quickly to allow silly things like this to happen.

With enough research, patience and time, one can buy a home without even using an agent.

My dislike for the MLS mostly has to do with photos and the LACK of reality MOST photos portray when looking for homes.

It seems there are no actual rules or regulations on what can be posted which leads to misleading photos.

They now have “VIRTUAL STAGING” which means some of the furniture and fixtures in the house aren’t even real!

I would be willing to PAY to have access to available homes for sale as a subscription. I firmly believe this is going to happen in the near future.
