I have a Private money lender that does under 10% down but only because I’ve done multiple deals with that lender. What hes saying is true any new person is gonna get charge 20% for your first couple houses.

Hi on HUD FMR. We just closed one in Indianopolis.

HUD FMR for a 3 bed is a bit over 1700, my friend with a 3 bed was able to get 1900ish on FMR. Recently the tenant got a job so section 8 dropped their portion to around 1300 so the tenant pays 500 a month. but he's getting near the FMR max. How's this possible? We got a house in the same zip code and just closed and are looking to rent it out and it's a 4 bed which are about 1900-2100 on the HUD FMR. I don't think we will get that, but how did our friend basically get the max?
