It is not that hard to turn $4,000 into $14,000 with mobile home investing. In this video I tell you how I got into mobile home investing and how it allowed me to leave my 8-5 civil engineering job to become financially free. If you have ever wanted to get into real estate, but don't have the money to do it, mobile homes may be the way to go. Since I started, each home has allowed me to triple (and more) my investment. I don't know too many investments that provide these types of return on investment. If you are handy and don't mind some sweat equity, you too can reap the rewards.

I'm typically not a commenter and use youtube as a research tool. I stumbled across your channel researching geothermal application's. I must say you have videos chalked full of good advise and practical "how to" knowledge and I'm absolutely shocked this video has only been viewed 5, 500 times as good as it is and with that title, lol.

Your video is so helpful to me. I just bought a small mobile home park. I have many empty homes. I have thought of giving them away or selling them for 800.00. this makes so much more sense and cents. I have also thought of doing 2 businesses, one for the community and one for the homes I own. Why did you do it? I have a ways to go, I am still cleaning up the park but now I know what to do with the empty homes i have. 7 of them in all. Various stages of repair needing done. But I realize now, I have saved money because there is no expense in moving them. Much obliged, I will be watch all of your videos.

I bought a $7, 000 mobile home that my wife and I have been living in for the past 4 years as an alternative to renting an apartment while we have been in school. With lot rent and what we spent fixing it up we've spent a few thousand less that renting a cheap apartment, and that's not counting selling the home when we are done. We are trying to move out of here next summer this looks like a good way to go about selling the home and maybe looking for another home to flip. I'm glad I found this video.

Great vid! Just subbed. A single wide 2 bed 2 bath was our first home when married. I renovated the inside, and it no longer felt like a 'trailer'. New Pergo flooring, Berber carpet, DC 98 trim and base, tinted the windows and so on.. It all really helped when we sold too! I worked the trades growing up, and my uncle was a custom home builder. I totally related to your info. I remember the paperwork signing. "WOW! Our Own Private Home"!! We started our family there, and miss our little home. So many good memories! Today we are living in a 5, 000 sq ft home on 8 acres in a very nice area. YEARS of hard and dedicated work. Now 55, and I can see doing this and into retirement. 'Got the tools / Got the brains'. Here's some of what I experienced living in a MH. Roofing, windows, appliances and plumbing fixtures suck! The biggest problem was water intrusion. To fix the problem, I installed inexpensive plastic gutters, and water damage problems gone. The particle board flooring fails fast with water damage. I would, IMHO, redo the roof with a new metal roof and same gutter system to eliminate water damage. This would be a great selling point I believe when compared to all other MHs. Besides, the insulation in MHs is very poor, and a breathable metal roof will lower the sun's heat gain drastically. We used to run the death out of the AC in Summer. I didn't replace the roof, only silver coated it, but in hind sight, I would have definitely reroofed with a metal roof. They're inexpensive anyway. Only $1 per linear foot 36" wide. 1x4 lumber is dirt cheap at our Amish Saw Mill. .60 per board foot for pine or poplar. Looking back, MH weaknesses are roofing, windows, and insulation. I think these things are cheap to fix, and can add to the saleability of the MH when comparing against the 'normal' MH for sale. Just my own opinion... You REALLY got me thinking again about the MH investing! I did a 'fixer upper' single family home which we moved into after the MH. Sold it after living in it for 4 years, and put down the $200k profit on our current home, which will be paid off in 6 more years. At that point, a HELOC will be used to fund investment ventures, LIKE MHs! I do many things as an entrepreneur, this is something too good not to pursue. Great value in this video! I’ve wanted to do this for a while. The part that keeps me back is the contracts. No idea how to write them or structure them.

Another thing that doesn't even exist here, you can only have one occupied moblie home next to your stationary residential house, or in a camp, which is basically only next to sea, and costs a lot, and likely not even legal for permanent...

A bit different but similar, I have a business mentor that made his money in RV/Car dealerships as well as running RV parks. He was taking me around some of the places he did business one time and asked me want to see how I made 250k in 3 months? He bought a mobile home park, gave notice to everyone to vacate and then cleaned up the land and put it for sale as a RV park. After the work was done he put the place up for sale and it went instantly.

my question is on EVICTIONS - so they give you $1, 000 upfront - i assume to pull credit and/or background check, then let's say next month, they do not pay. how do evictions work?

Wow. Wish we could have found you to rent to own from. The ones we just got is so bad it needs to be stripped to the wall and floor studs, and maybe even to the rafters. Ends up after money exchanged hands it had a massive German cockroach infestation and full of black mold. Plus it has a 10 gallon hot water heater that's not even hooked up, and the central heat and ait has been stripped by who knows that came in there while it was for sale.

Heavy, heavy long term cigarette smoke damage.

The park manager was awesome though. Real friendly. Bit this is a complete money pit. I am remaining very optimistic, but my husband is dreading this especially since we live paycheck to paycheck. We have 2 children... surely we can find a way to get materials to fully remodel as cheap as possible?

As in, what is your advice? Have you ever had to do a full remodel like what we are facing?
