I don’t think I have seen you cover your criteria when selecting REITs (or stocks) for your portfolio. Like do you talk with management for each thing you invest in (because Ive seen some of those interviews) or is there like a set of boxes your investments need to check off?

Or are they too risky and have less potential to grow? With your knowledge and experience it seems like you could double your channel subscription exposure and grow your channel and your portfolio?

With the latest dividend increase to $.40 it appears the forward dividend rate for PAX is closer to 10%.
