We encapsulated, but the contractor put some flood sensors on the floor that will alarm if they get wet. The reason being is that if you ever get a leak in the plumbing running along the floor joists, it could turn into a pool before you realize it.

Thanks for posting the work you had done, Looks amazing. I just finished up the crawl space on a 1966 home. After researching and talking to many folks in the trade, I opted not to use spray foam. The reason was my termite inspector said it is real problem if I ever sold the house no inspector could do a proper termite inspection. Because of this I insulated the rim joist with Rockwool (not fiberglass) it doesn't mold and bugs and mice hate it. For the foundation walls I used closed cell reflective insulation nailed to band board. So if for any reason it needs to be inspected it is easier to look underneath.

I had this done in my crawl space very much like yours. About 20 years ago. In RI USA. Code may require an intumescent paint on the spray foam. If rigid foam is used on the walls, it may need to have a fire-rated material to protect it. Code may vary. Some of the spray foam on my walls delaminated from the walls, but it's still mostly in good contact. I had an HVAC company add a vent in the existing crawlspace ductwork. This made the entire crawlspace part of the house. Everything was much more comfy afterwards! :-) None of the mechanicals/electrical are foamed, so there's no issue fixing any issues that might occur. I'm quite glad I had this done!

Looks AMAZING Chris! We had the exact same system done by Foundation Systems of Michigan (FSM), at our cottage at Harsen's Island MI after a fire with severe smoke damage. This is the ONLY way to go. Well done sir!!

I have a 13x13 room, with a crawl space that is probably 20” deep, that I was going to insulate the floor joist along with 2” of rigid foam.
The space has absolutely nothing, nor ever gets wet or moist. I was going to dig out an extra 2’ of dirt so there would be enough space for me to lay between the joints and the ground in order to insulate properly.
Now I’m just gonna lay down 4” of rigid foam board, easy peasy, just cut, glue and tape, straight forward. I was so DREADING the dig!!! Thank you so much for such a simple explanation!

Excellent video Chris! I grew up in Massachusetts and New Hampshire with full basements but we’re in the south now (first NC and now TN) and it’s uncommon to have a basement. Crawlspaces creep me out and I’m very impressed with what you’ve done with yours. We’ll worth the investment. We love all your videos. Found you a few years ago when looking for some landscaping videos and I’ve loved your content ever since. And your “accent” gives us the reminder of good old New England! Thanks Chris!

Another benefit is that white floor and walls will immediately expose any signs of critter activity.

We have a totally encapsulated crawl space when the house was built they also dropped a heat and ac duct into the crawl space to get rid of humidity...it works really well.

Looks great! The only downside I can see is that if you ever need to get on the other side of that spray foam, it will be the pits! Great video as usual!

I had mine done this year, keep in mind the materials can be written off on taxes with the inflation reduction act in 2023 taxes. Same goes with exterior doors, windows etc. I think the maximum refund is around $2000 and that is an accumulation of percentages of material costs between the doors, windows, insulation etc.

The crawlspace looks amazing, a conditioned space. I love when YouTube channels that I subscribe to link to other channels that I already watch (Spray Jones). To me it feels like I'm in the right direction.
