As a GV applicant, good luck getting your application to move! You will have to endure excruciatingly long wait times without any progress whatsoever. Also, that passport will never be a million-dollar asset, no way!

Do NOT take Portugal Golden Visa's terms at face value. Keep in mind:
(1) AIMA (fka SEF) is not following the law with regard to the processing timelines because they are absolutely deluged with applications due to pro-immigrant policies passed by previous governments without any thought to providing resources for processing.
(2) Golden Visa applicants are currently last on the list for processing behind every other immigrant class, including D7, refugee, and CPLP. Your application goes into a drawer for years, may be taken out for processing for one small step, then back into the drawer for years again. You can file a lawsuit to compel AIMA to process your case faster, but each judge has discretion and may decide differently as the Portuguese legal system lacks the concept of "precedent" as it would be applied in US, UK, etc. Generally, people who reside outside Portugal (the entire point of the Golden Visa) are losing their cases requesting expedited processing.
(3) While your application is sitting in a drawer, you will NOT have a Schengen visa. Many of us in the queue have waited for more than 3 years from making the investment and still don't even have *residence* cards, despite this being supposedly a *residence* program!!! Yes, if you somehow make it to a border crossing, you may be entitled to enter Portugal, but good luck explaining that to any airline or border patrol in any other EU country without a residence card or passport sticker. Pre-residence-card Portugal Golden Visa applicants have even been charged with crimes in countries such as Germany for trying to enter "without documentation".
(4) The timeline to receiving citizenship AFTER your 5 year initial residence period is already 3 years as of now, but there are hundreds of thousands of applicants who will have priority over you as a new applicant, which means by the time you apply, the citizenship processing timeline may be 5 years or longer.
(5) The probability you will get a citizenship at the end of your agonizingly long journey is not great, even if you learn the language, and even if they don't change the laws (which is far from certain), because there are all kinds of small technicalities along the way related to renewals every 1-2 years, maintaining your investment, etc., some of which are out of your control.
Finally, please consider this: literally nobody in Portugal wants your Golden Visa process to succeed. Portuguese politicians are scapegoating the Golden Visa and its paltry few hundred applicants per year for driving up real estate prices in a country of 10 million people despite this being impossible, the average citizen believes them and resents you for it, AIMA looks for excuses to cancel your application, the court system views your cases as a nuisance, and the EU is trying to force Portugal to end Golden Visas altogether. Even your lawyer makes more money if your application is delayed endlessly and you need to file a lawsuit.

5% ROI, minus fund fees, you are barely beating inflation for 10 years.

If you invest 500k in SPY, this is like $50k returns a year. So yes you are paying hundreds of thousands of dollars and you tie your money to this, so you can’t withdraw it without losing your citizenship.

Any Western EU Country that has zero or low income taxes for self employed working alone, from home? I notice all countries that offer "benefits" will tax active income even if your customers are overseas and your business is entirely independent. Even non dom regimes might want to tax you because they assume you're producing your income locally even if you don't have any customer in the country where you live.

Many of us don't need a citizenship because we already have an EU one, but we're certainly looking for lower taxes, specially if we don't want to have children or pay for other children to be cared for. High local salaries are bad too, as we have to pay more for products, services and real estate.

"Cheap" countries like Portugal and Spain have insanely high Income Taxes and Social Security contributions even if you just make a regular 3000 per month income, because they assume you're rich when their minimum wage is 6 or 700. Sorry for asking a question that's not related to your target audience, but nobody seems to care about producing content for "low income" people that are free to live anywhere and online tools for comparison are misleading and the information never matches when you research each country individually. There's always a "but" that doubles your taxes, for example.

Seeing an increase in rental inventory in Portugal - unknown if it's due to NHR cancellation or the new law making vacant properties available for rental even if they are against the wishes of the owners. Not quite nationalisation of private property but close to it. It looks like the current government might pull back from the last governments legislation.

I’m both Spanish and French and won’t move to the EU for several reasons: Proximity to Russia and possible war zones, EU’s immigration nightmare, EU’s intrusion in national affairs, low salaries and very high taxes; undo the EU and we’ll see.

does the D8 have a high stay requirement? If it takes 7 ish year to get Portuguese citizenship via golden Visa then why not simple go via D8 visa and renew until one is eligible for PR?

The Golden visa programs cause the price of real-estate in the designated countries to skyrocket and out-price the local population. This is an economic reality. That what triggered all the changes to the golden visa program in Portugal, and will bring an end to the one in Spain. According to a recent Deutsch Welle TV report in English, prices in Greece have already gone up, and outprice the locals in key municipalities. It is just a matter of time before domestic politics takes over matters. Another interesting point: it takes at least three months to get a taxpayer number and open a bank account in Greece. Also, from a reputable Greek lawyer: Greece very rarely naturalizes non-ethnic Greeks.
