I bought raw land over 6 years ago and have been working on it the last few years. Really raw! I couldn’t even drive up, a mountain hollow! My main objective was to make sure it had water! Yes, for those who are thinking about it. Now is the time to buy! Everything he us saying here is correct. It’s not a matter of “if” I will need a hospital, but “when” you will need one. I bought 26 acres and moving there come summer

The information you offer in this video is accurate and beneficial. I have been buying and selling homes and land strictly with owner financing, no banks, no Realtors for 50 years and right now I'm not buying anything because there are no bargains out there. Prices are crazy. The cost to install septic, water and electric has doubled in just the last three years. 30 years ago it was easy to find unrestricted small acreage but now unrestricted small acreage a reasonable distance to medical and shopping is worth its weight in gold. From my personal experience, when land prices suddenly go through the roof then take a step back, calm down because historically a price correction has always followed a price spike. It happened in the late eighties then again in the late 2000's and I am old enough to have witnessed both downturns in real estate and by the time of the 2008 crash I was ready buy all I could scrape up. It is that experience that helps me recognize the current market as a "panic" spike. Granted, I believe higher prices are here to stay but if you run with the herd because you think there won't be anything left for you...DON'T! The real estate theater is always fluid. People live and die. Marriage, health, finances are all fluid and because of these things there will always be opportunity. And don't overlook the big factor; how economics effects the masses. 2008 was an extreme example of how economics can change a market. Understanding the area you are interested in is critical. Some places will never be cheap again. Austin, Texas is being overrun by the California exodus that shows all indications of permanence. Ohio is about to get a Silicon Valley do over. There will likely be affordable land available for the near future but if you are not flexible and have your heart set right now on a hot spot locally then prepare to pay for it...if you can find it. Hot tip!!! Learn Real Estate law. It will empower you to make the right decisions and to be less dependent on "so called" professionals who do not have your best interest at heart. Bad advise can kill your dreams.

Multiple exits from the property in case of emergency or natural disaster.

We lost our homestead in the Paradise, CA Camp Fire in 2018. There was only one way out, through the 20ft wall of flame. We almost didn't make it.

Good Stuff! It's probably in one of your other vids but the 2 deal breakers for me regardless are: 1. Frontage on a county maintained road, no easements or private drives. Neighbors change, trust me, been there done that. 2. Mineral rights as well as all above ground rights. Imagine buying a beautiful property to find out later heavy equipment rolls in and you have a mine on your property. Most other obsticles can be overcome. Own ALL of the land and access to it!

Just bought a homestead with a 4bedroom house and a big shed on it. It had some serious overgrowth and will require a crazy amount of work to clean up the place but I'm so excited to get out of town 😊

This video is why I love your channel! Obviously up on the situation of the world. We actually did #2 and bought our homestead property in remote Alaska. One clinic no ER on my island. Have to fly to the mainland for hospital care. I’m okay with the risk to get away from what I see as a crumbling society. Thanks for all you do to pass on experience!

This world really is so crazy it’s scary. This is very inspiring though & I hope to do this soon. Having land is such a wonderful thing. I want to have a bunch of little farm animals 😄. My favorite part of the video is where you speak about legacy planning. Too many people don’t think about the future & what they can pass down.

Raw land prices where I live have gone up almost 300% in the last 2 years. It's impossible to save to buy anything.

I totally agree with #3. Legacy and space is why I decided to purchase 40 acres in Wyoming and 20 acres in West Texas. I know…not the best or most desirable areas to buy. But we don’t know what the future holds and how populations may shift. Perhaps those areas will develop or at the least, we have options to relocate to in more freer parts of the country.

Your video is chocked full of pertinent info. I am moving back to Texas in couple of months and have been looking at property from a distance. You are right when you said that properties/homes/everything real estate is very expensive. I have also observed that many properties/homes/etc. are starting to come down in price. Everything got so overvalued during 2020-2022. I encourage everyone to watch and subscribe to your family's channel. You have a ton of experience and you are honest in your suggestions and with your video footage!!!! God bless you and congrats on child number 5's arrival.

Awesome video! I guess we cannot complain about land prices in South Africe, yet! We are embarking on a project to purchase 20 000 acres. Cost about 1, 3 million USD. Multiple title deeds, 12 bore holes, 4 earth dams... Exciting times ahead with lots of work.
