You can take the approach where you don’t negotiate rent and tell S-8 applicants that if s-8 refuses the rent amount you want, you won’t do the contract.

And if you are going to rent and contract with the housing authority, get a list of all that they require FIRST so you know what they are going to have issue with.

Section8 inspections aren’t about how clean the house is. It’s about things working and being up
To date and safe. Threw don’t do section8 inspections for pretty or updated. Heck, some thing I THINK they should fail for, they didn’t. But I think your experience will vary depending on the housing authority. Some are better than others.

Where I lived at the landlord asked for an increase and there was no inspection, except the annual inspection, which didn’t happen during COVID. The next year it was a zoom/ FaceTime inspection. Where are you?

HOLD UP! They were willing to fail you AS LONG AS THEY COULD, so they (Section 8) didn't have to pay you rent.. Every failed inspection sounds like a free month for them 🤔

i know in calif if you get section 8 and you destroy the property or move and leave it a mess, then you call housing authority and either they will tell you to send pics of when they moved in and the pictures of when they moved out and then they will get black listed in section 8 and not be able to ever get it again and the housing authority will pay for the damages. and when they do the inspection you will get the rent in your account within a week and they don't do another inspeciton for 2 years

i lived in the same house on section 8 for 15 years and always passed inspections guess i was lucky

Call Inspections department and let them know that you want a call from the inspector when he's on his way.👀😎

Sad to say I guess u can’t even ask for an increase I guess you have to keep the rent the same and do the repairs if any on your own which is a-shame, and you still lose ..

Most of this could’ve been avoided had he went on the housing authority website and pulled the Section 8 guidelines for the inspection. That should’ve been given to your contractor and this could’ve been avoided. They just don’t make up stuff as they go

technically she shouldn't still have that house anyway if im correct i have always been told if your children move out you have to notify them because they have to redo your paperwork and they reduce your voucher size they dont' care if your kids grew up and moved out they won't pay for a 3 bedroom if your kids are gone she would be reduced down to a 1 bedroom, sio i think she is in the wrong right there
