It's so true, I work with a property developer who's essentially left an entire town because the city became so difficult to work with for new home building. The builder has almost completely switched gears and is now building affordable housing in USDA-Direct locales, to the tune of 1000+ home lots in Central California; in addition to a huge amount of multi-family units that they're about to start developing...

My in-laws were raised in New York public housing. It worked until the late 60s. There was an expectation of behavior and people had to work. No drugs. No criminals. Police enforced laws. Now that police are not allowed to enforce laws, no one wants to live there let alone take care of the places. But we’re not allowed to talk about those things are we.

We have small HUD and USDA apartment complexes. We spend approximately 10% of our gross income on compliance. It's ridiculous and stressful. That money would be better spent on salary for another maintenance person or roofing.

Kwak Bros, there is some other government interference in the form of Section 8. I'm a landlord. Section 8 sucks up all housing that landlords offer and turns it over to "poverty stricken" people, so there is no housing for anyone else. Which means there is no housing for anyone, because they've absorbed it all. Section 8 has continuously harassed me for the 7 years I've owned my building. I believe I am the only building in my county not to relent to Section 8... because I live in my building, I don't want Section 8! By the way, when I was in college in the late 90's, I was renter, and there were lots of regular rentals then. This is where they've all gone, at least in my area.

I think that developers in Australia have to jump through too many hoops. I often think that good design together with mixed density built environment and adaptive planning can be rewarded with better returns in a competitive housing market. Ultimately people have to want to live and stay in accommodation. Short term tenancy and occupancy works against longer term returns on investment. Short term tenancy may also increase maintenance costs. Not many people like living in a soulless concrete box. They'll move out as soon as they can. Policing to make it safe for people, is essential to protect your investment. That is my two cents worth.

Really housing needs to be decentralized, making the process easier for lay people to own their own home not developers. It would also help if municipalities approved homes between 200 and 400 sq feet.

I think we will see most houses taken over because people over leveraged the property. For me I am not buying houses in a city with more than 100k citizens. Be at least a few miles out of these cities because they will expand the city limits to gain more control.

I could build metal hime kits for half the cost of perspective building prices but I need an investor.. people can't run a company and save up to make other business moves working all day owning a small business.

I( am in MoState. There ws the BIG failure of Pruit-Igo in StLouis. There was just a leveling of a huge housingm project failure in Kansas City. I have a large home property and I worry tht the gov at any level will rob me of it via graft n campaign pay off.
