While Nas calculates real estate returns (1-2%) after deducting mortgage interest, he compares this to stock and REIT returns (10%) without considering leverage from bank loans. Also real estate's illiquidity can be seen as a disadvantage, this same characteristic helps protect the asset value by preventing impulsive selling.

Love this channel, but the first 3 minutes of this video are quite misleading, especially the 1-2% returns. No other investments in history have generated more millionaires. No one gets in real estate to get returns under 10%.
