Is it bad to disclose the address of a property when you have it under contract to a “cash buyer”? I’m struggling on how to market my contract and who to trust, especially when they say they wholesale AND buy, kinda feel like they’re trying to steal my deal.

How would they be able to steal it?

Do you only work with cash buyers or do you work with hard/private money as well? Also you stated don't show anyone the property until you have it under contract, isn't that hard to do because they would want to actually see the house before they sign the contract because once they sign the contract they have to put down and EMD non refundable.

How do you work with landlord buyers i need advice on that do u double close with them or use a assignment Contract because some landlords not familiar with it so how do i go about it in tell do you them you assigning a contract to them for fee ?

Are you putting your cash buyer in the assignment contract before you bring them to the property? As you just showing them pictures of the interior and exterior without the actual address so they can’t back-door you on the deal? Your assignment contract had a non-refundable clause in there for the cash buyer, is that the assignment agreement you’re having them sign before they see the property? *all hypothetically speaking*
