Here it is:

Before I start, it's important to establish an understanding of GTAO's host system. Within a lobby, there's a session host who handles players joining/leaving in addition to having the authority to kick players. And there's a "script host" for each script. There are around 300 network scripts. The most unique and what we're interested into is the freemode script.
 
The raid timer for Special Cargo is initialized by the freemode script host of the lobby. In public lobbies, someone could be a session host and someone else could be the freemode script host. It all depends on whose connection is the best. In private lobbies, you are, obviously, both the session and script host. The raid timer is initialized with a random value between 5 to 10 hours the moment you load into a lobby. The two conditions where the timer is not initialized is when you're either within an activity session like a contact mission or the option to become a CEO/MC is unavailable for some reason. Once the timer elapses, the freemode script host picks either himself (assuming he meets the conditions) or someone from a list of players who meet the conditions below to trigger the raid on him.

Does the player own a CEO Office? If false, disable
Is the Boss Mission available or triggerable? If false, disable
Is the player on another gang boss mission? If true, disable
Is the player within a property? If true, disable
Is the player within Galaxy Superyacht interior? If true, disable
Is the player an MC President? If true, disable
Is the player in a Bunker or inside the Terrorbyte? If true, disable.

The catch with private lobbies is that the raid timer remains the same as you remain the freemode script host thru them. Going back to single-player and back again to invite-only lobby doesn't reset the timer. The raid timer is only reset until the raid occurs or a new freemode script host is chosen or, of course, you restart your game. Even if you switch from an invite-only lobby to another, the raid timer stays the same.

- Silent Raids

After the Criminal Enterprises update dropped, players started to experience silent Special Cargo raids. A silent raid occurs when you aren't registered as CEO. Thus not giving you a phone call or a clear hint other than several map blips disappearing as if you were in a mission. Players assumed this is a bug caused by the new update. However, the bug existed way before that.

The flaw causing the bug is that the game checks if you own a CEO Office instead of checking whether you're registered as CEO. Thus, exposing you to raids despite not being a CEO.

Prior to the latest update, this wasn't as much noticeable since Special Cargo raids are disabled on private lobbies. That has since changed with the latest update of course. This circulates us back to an important part of how the raid timer stays the same between private lobbies. And with most players preferring to AFK for long times within private lobbies. A silent raid has a high probability to occur.

TL;DR + Workaround
If you prefer to stick to private lobbies and would like to avoid Special Cargo raids altogether, make sure to restart your game before you hit the 5 hours mark or more while AFKing or playing in-game in order to reset the raid timer.

I got raided while I was in LS Customs upgrading a car. When I pulled out I immediately got a call from my assistant saying,
"Looks like they took half your stock". Which was a full large warehouse of 111 crates that was dwindled down to 56. I had 5 full large warehouses, but after that rogue raid I went and sold off every warehouse so it couldn't happen again.

Finally someone is talking about this, I got ghost raided once (I was afk on top of a roof) where my assistant didn't call me while the raid started, I wasn't registered as a ceo only indication was the map icons disappearing (not even the "Defend Business" ui showed up or the bar at the bottom) and this all happened during a freemode event. I got all this info afterwards when I looked at the footage because only when the raid ended is when I got alerted with a phone call and lost a bunch of crates. I was near my tv so had I gotten the phone call or the "Defend your Business" ui I would have been able to defend my shit. I think in order to avoid the ghost raid you need to be signed as a ceo constantly so you do get alerted and also if you notice the signs of a raid either close the game (idk if you lose crates) or fly to your warehouses asap. If you get to them the enemies are there and if you kill them you do actually save your stock. Another thing is I don't think this can happen when inside a property so afk there but I have gotten a nightclub raid at the cameras although it was wallet phone thieves not the business

This is why I follow this rule to avoid triggering raids:
Large warehouses: stop sourcing at 77 crates
Regular warehouses: stop sourcing at 30 crates
Small warehouses: stop sourcing at 12 crates

The Brickade sell mission (specifically the one that requires you to deliver seperate crates per vehicle) has a chance to bug out on the 2nd or 3rd crate drop, similar to the Titan sell mission- where crates no longer register as drops and thus preventing progress during the mission. It sucks that bugs like this exist, especially with a business as artificially lengthened like crates to see any kind of profit.

Thank you for bringing this up. It happened to me once and they took 10 crates. It almost happened a 2nd time but I stopped that one.

It happened to me today like 1 hour ago. I was changing sessions to find a good one for selling and went into one of my MC businesses. I wasn't even in an MC. All of a sudden I heard the bikers theme play and the interaction menu said that I was in an activity. I could do nothing about it, I knew a raid started, but no mission started and it was impossible to deal with. I switched sessions and went inside my Document Forgery in Grapeseed. I found out it was the one that got raided, because it was full of stock before it happened, but when I entered the business it was empty and on the computer I could only select the setup mission.
I'm truly amazed how Rockstar neglects game braking bugs like this, in contrast to some fun and useful features which they patch right away. They're just a company, that cares almost only about their business and hardly about making their playerbase happy and satisfied.

Noticed this happening within the last two weeks of playing online no matter being in a full public or solo public even sometimes being in invite only lobbies. This is frustrating over the last 5 years I can count that maybe 3-4 times I’ve ever had this happened. It’s a concerning subject, and I know folks who have full warehouses who spend hours or days filling up all five of them and just casually playing going from 111 to 61 crates because ghost raid come on Rockstar this is super ridiculous! Feels like this is a force the vent to sell our warehouse is not to just be sitting fall until they release double payouts

Happened to me at least 6 times since last update, it didn’t matter running crates, in free mode, other missions, sales, if I was lucky enough to see the notice I still didn’t know what was being raided, or have time to just took some crates.

For those who AFK to grind; launch a mission before you leave your game. I prefer the contact mission Pier Pressure as this mission has no set time limit, so it can just go on endlessly.

Doing this will freeze all timers in the game, except from the ones controlling the production of products. Both the raid timers, and you won't even have to pay utility or wage bills while you AFK when doing this.

this bug can happen with the mc businesses and i would assume any raidable business too. it happens when you immediately leave your org/mc business after completing a job. if you have music turned on, you can usually hear the raid music and can complete it without quest markers but you have to know exactly where to go and what to do

This has happened to me a week ago. I'd not long joined session and I got a call from the office dude telling me my warehouse had been raided and I had lost half of my stock. I had 4 large warehouses full and luckily it was only 30 crates that went but it was enough to make me sell the rest of my cargo.

this must be rockstar's halloween special - instead of ghost cars haunting you in freemode, they just have ghosts raid your businesses lmao

I've had this happen to me a lot and on both my characters. I lost product in my CEO warehouses, MC businesses and Nightclub. And this is something that has come along after the new DLC

I keep my crate number in my Warehouses below the set number that triggers the timer for those annoying raids. Definitely gonna keep this bug in mind from now on.

And this is why I sell at 70 crates. Raid timer starts somewhere between 75-79 (77 if I remember correctly). No raids for me.

Made so much money from crates since Lupe and co. were added. And the best part, they deliver while you’re offline. I log on every hour and visit all 5 warehouses and log off again lol unless I actually feel like playing I’ll do a source here and there to keep the warehouses even then get on with enjoying the game without having to spam Cayo. Every Thursday I sell and I’m ready again for a possible 2x sale the next Thursday. Nice constant flow of money with little effort.
