It's hard to know who to trust online. Everyone is selling something. Even I one day hope to mentor some of you. There are fake gurus out there that claim to know how to teach airbnb, business, and real estate. Phonies like Chi Ta trying to sell his course BNB university or Brian Page trying to sell BNB formula. Inexperienced hosts like Stayly with only a few properties and a year of airbnb experience, they claim to make millions on airbnb bust don't reveal those million are all course sales that come from ad campaign and a free webinar that they misrepresent as a paid webinar that is free just for you. Coaches with No airbnb arbitrage or business leaderhip experience like Robuilt. There are no-name hosts with barely any properties trying to claim they're successful, such as vacation rental machine or bnb riches, or the 10xbnb system. None of these "gurus" have a decade and a half of sales experience or business leadership under their belt in addition to having over 100 properties. Great breakdown, buddy.

Clear, punchy, and on point as always. While the new policy feels heavy-handed, it’s really a wake-up call for hosts to stop relying on one platform and start building their own brand. Platforms like Airbnb are tightening the grip, but if you’ve got a solid PMS and clear guest communication, you’re not in trouble — you’re just being nudged to take your business seriously.

This is laughable. AirBnb is trying to control my property, guest experience, marketing efforts & business in general. For what? A booking platform?!

Airbnb trying to stop attrician from happening through single bookings leading to customer contact for direct marketing & future stays that cut out AirBnB.

Their platform is dying. Only reason why they would attempt this type of control.

I left AirBnB years ago. Their stock even sells for less today that it did when they went public. Now, they are trying to cater to hotels?! And at the same time, they are inacting punitive measures against Hosts? Ridiculous!

How is this crazy?? I am both an Airbnb host and a user, and let me tell you, there's nothing more frustrating than booking a place via Airbnb and then having to do things that benefit only the host, such as downloading an app and filling out various forms etc etc. .I know this might frustrate some hosts, but it's a brilliant move on Airbnb's part to create a great experience for its guests, which will lead to more loyal customers. Don't like it? Well, find a way to get your own customers :)

I support Airbnb doing this. (I'm a host) - I hate when I book someplace as a guest and being forced to download apps, or sign up on external sites, upload passports, or pay extra deposits. I hate it as a guest, and I would not do it as a host to my guests. Airbnb aim is to streamline bookings so every booking and stay feels the same... They want people to not have surprises when making a booking. I love it, makes total sense. You need to understand that for many guests, it's enough if they have a bad experience ONCE, and that guest goes back to booking with hotels where the experience is more or less the same between all hotels. When you book a hotel, there are no "surprises", they want the Airbnb experience to be the same. Love it!!! This will increase the numbers of people using Airbnb.... trust that they know what they're doing. Thanks Sean for your awesome channel.

Im ready for the class action, they deserve it. They have been practicing unfair policies for a long time. Now they are trying to tell you what kind of lock to have on your door? A physical key compromises the privacy of the guest! Any previous guest can go to walmart during their stay, copy the key, then show up a week later...drunk (or sober) and walk right in

Thank you SO much for this video! We're repeat guests at one host's Airbnbs; they're by FAR among the cleanest and most affordable in this area, while my husband's job keeps us here for about six months. Within a couple of weeks, our Airbnb host offered us an off-platform deal at a lower, all-cash price, on a month-to-month basis. Naively, we accepted. However, this past week, there was an incident where a housemate tried to force her way into our bedroom while my husband was at work. It was terrifying, but I knew it would be pointless to complain to the host. In the past, the host has reminded us that she lets "regulars" (frequent guests) break the rules, because "they're good people." (The aggressive housemate is a "regular.") BUT... once, when the host had overheard me mention, off-handedly, to another "regular" that we rented from the host directly, our host flew into a rage. Puzzled, I later asked her if she'd been breaking Airbnb's rules. She said no, and insisted, "It's my house and I can rent rooms to anyone I want, however I want." So, thank you for your videos. Visiting the Airbnb site, I confirmed what you'd said, and was stunned by the rules I read there. I'm not sure what we'll do next, but - at the very least - it's SO empowering to know Airbnb's real rules. I am very grateful for your insights... and I hope Airbnb recognizes the very BIG problems in their current business model.

I am surprised that Airbnb hasn't made a mandatory that in order to host on Airbnb you have to use smart locks with door codes that change after every checkout.

interesting. I hate having to download all types of apps, so I'm fine not requiring my guests to download apps. As a small operator, this probably wont' effect me, except sometimes I extend a guests stay by a night off-platform.

Great video thank you Sean. Unfortunately this is the natural progression of a company like airbnb who wants to control everything about the market. It's a great opportunity for hosts to do what they could have done years ago, which is build their OWN business, instead of being a supplier of beds/cleaner for airbnb's business. Now they're showing their teeth, it's time for the market to turn away - I also agree with you, that it will backfire :)

Is there an Airbnb hosts union to protect our rights? Because honestly Airbnb is oppressive sometimes. Tell me why Airbnb would allow a long term booking then one month into the stay tell you that they were unable to collect the guest's payment and tell you that they have requested the guest to provide an alternative form of payment but if the guest refuses to pay they are not liable. Like really?!

I know a larger host in Dallas that is violating a lot of these items at an absurdly large scale. Reported to Airbnb multiple times and even name dropped their account manager in Austin.


If you have enough listings in an area you can get away with murder.

Would be interested to learn what it takes to get them to actually take action.
