House prices coming down is temporary.
With everything in the world over the top expensive and the government still printing free money to give away and with war on the horizon, this small price reduction doesn’t change anything.
I mean, the prices could go down to pre pandemic prices and people still can’t afford a home with everything else through the roof!

Not everywhere. I have seen houses on Redfin going up in price by a lot as soon as the Fed cut rates last week. It’s going to be a vicious cycle.

If you have a job, things are turning around if your debt to income ratio is within the limits. Things are turning around if you have 20% for a down payment, things are turning around, if, if, if, if if and buts were candy and nuts what a merry Christmas it would be.

Not in my part of Florida- price is up and so is demand here in the Florida Keys. We are always great investment here and usually get cash buyers looking for their second or third investment property. Cash is king even with insurance and taxes increasing.

@michael, i would like you to talk more about the landscape of real estate and discuss it philosophically.

ie owning property exclusively to seek rent, ahould it be legal.

How should property taxes work. Land value vs Total value. Whether or not historical home owners should be incentived to preserve, etc

Interest rates went up slightly after the last Fed cut. And if Powell doesn’t cut any further but remains same, interest rates will go up.
Insurrance through the roof, property taxes through the roof. Nothing g is getting more affordable.

Nothing is shifting the the markets I’m watching, which is South Florida and Connecticut.

I wouldnt bet on fed rates leading to mortgage rates coming down meaningfully.
