I never give advise to people to make their "moves" with only one strategy. Instead, you should have few strategies in place and be ready to use a different one depending on the circumstances.

A great strategy to have in hand is the Lease Option Agreement (LOA) one. Simply put this means that the owner of the property agrees for you to take over the property, manage it and you also have the option to buy it at later stage at an already agreed price.

I'm booked onto your December Leeds course. Looking forward to it. I actually wondered the same thing when the first lady asked about interest only mortgages, from repayment. I am viewing a house, where the seller is eager to avoid an auction. I was thinking of lease option as a solution, but her mortgage is on repayment.

Hi Samuel, would you be able to help me out with this, please? Lets say I got a "rent to rent" deal.

- 5 bedroom (fix rent: 2000£ a month)
- renting that out to 5 tenants (2550£ a month)

Question is: do I need to pay tax now only on the net profit (550£) or on the whole amount (2550£)??
If I do have to pay tax on the whole amount, there will be no profit left after paying all the tax....!?

Will a lease option work in a divorce situation? How about if someone is struggling to pay the mortgage because their wife was another source of income and unfortunately she recently passed away?

1 Question I have regarding when you said you'd approach the agents after doing a deal with the landlord and offer them a fee.... How do you get the speak to the landlord as I've not had any agents divulge that info or been luck enough to find the same property advertised elsewhere with the owners contact info

Hi samuel with LOA's when you find a solicitor who specialises in them do you use it for yourself and the vendor or do you get a normal solicitor for them?
