Buying a condo or landing in a new development in the Dominican Republic is different than the usual Real Estate process. Depending on the total cost of the condo or land, it might not be the most ideal way to make this purchase.

This quick video covers one of the other processes of reserving and buying your own little slice of paradise in the Dominican Republic.

Also it will depends on how long the wait for the construction its going to take. Usually there is a 2 year process for the build while you are making payments and then you can financed the rest which is usually 60%-70%.

Hi Jose, new subscriber, I did look into purchasing in the Bayahibe area on a new construction, I crunched the #'s and was hoping to finance the bulk of it thru a Dominican bank but then was told they might only loan you the last 30% of money because its not really a completely existing property ( not finished) and I inquired here in the states, some banks wont give you a home loan if its located outside of the US. I guess its better to have more than half of what the property is worth so the less you need to borrow!! And I fear the Airbnb scene might be getting a little over saturated?? Competing prices? What do you think?? Thank you Jose

Thanks for the new content. You answered a few questions that I was going to send! I’m looking to buy in one of the newer developments with cash. Which areas other than Samana are expected to increase in value?
Have you heard about the issues with prostitution at Casa Linda or other large communities? One forum discussed the problem and the decreased vacation rentals because of this.
I’m curious if any developments put a cap on short term rental units. Do you have any information on this, or recommendations for realtors? I am not fluent in Spanish. Thank you so much!
