Yes this is fantastic thank you so much! AST really are great to make it clear what the agreements are with the tenant and the landlord. I heard that with some commercial propety in the contracts they will take over the responsibility of repairs e.t.c is that true?

Im looking to get into property development late this year/early next. I was looking at getting a residential property to flip for a first time buyer just to build up my money so i can go straight to investors from there. I have been told it will affect my credit score but for only two years, would you recommend this? As i can easily wait another 2/3 years before I leave home? I have a credit score of 999 so im hoping even by doing this my credit score after will still be respectable. Any help would be greatly appreciated!

Hi Nick, I’m moving into a new property and just received a ‘shorthold tenancy’ (presume this is the same as an AST?). The ‘term’ of the tenancy is for 10 months from the starting date (all written in detail) but the notice period is one month? Does this mean if I sign this I’d allow my landlord to evict me with 1 month notice at any point during my 10 month tenancy?

Hi I've got a few questions for you, can a shorthold tenancy agreement be tampered with? For example in my situation one year its stated that I've paid into a deposit scheme of £200 which I didn't, and then it was taken out the second year, and things like only 2 people can live in a 3 bedroom property. Which that doesn't make any sense to me, is that called unlawful? Or unfair? And the month of when I moved into the property isn't the same month as it states on the shorthold tenancy agreement. What makes a shorthold tenancy agreement unvaild?
