I have always hated paying rent. It took me several months to find a condo that suited me. I hate high rises with their long narrow dark hallways. I was also concerned about fires. I looked for a livable decent sized unit with a separate bedroom. I ended up with a 60 square meter corner unit. The building was built in a rectangle open in the center with bushes and trees planted and only 5 stories high. Other requirements were electricity billed directly from the electric company, a secure clean complex and a nice swimming pool. Another important item was a reasonable monthly maintenance fee. I eventually found the perfect unit. My friends were buying and flipping small condos and making a little money. They told me that I was paying too much and would never get my money back. I bought my condo to live in with no plans to ever sell it. The maintenance fee was 10 baht per square meter per month. I was still paying the fee of 10 baht per square meter 20 years later. I now live upcountry and am too old to make occasional trips to Jomtien to use the condo. I sold the unit and got double what I had paid for it. I have absolutely no regrets and was happy with the selling price. Closing the sale was very likely my last trip ever down to Jomtien. I'm 79 years old.

Nice video, but I would add a couple of things. 1. Pay attention to which side of the building your unit is located. If it faces more to the west, it will get hot during the afternoon and thus your electricity bill will be higher. 2. Look at a flood map for Bangkok. Parts of the city do flood during heavy rains, and you don't want to have to wade through it.

Cal I would say another two sources of irratating noise is don't get a condo that sits next to elevator shaft or garbage shoot I have experienced both elevator being the worst. And concerning elevators how many do they have for the size of the building I have had to wait 15 min during dinner time elevator rage is real lol.

check also room/window direction. If you have direct sun from morning to late afternoon directly on your window, your room will heat up crazy and you need to run aircon on high level

This video is 100% accurate! I lived in a newer posh condo building in Asoke and it the build quality was terrible, a ton of noise from neighbors and crowded amenities. Now I live in Pathum Wan in an older condo and I have no neighbors, a huge condo, and it’s cheap! Of course… no posh amenities lol!

The real estate websites here are really bad, multiple agents list the same place and they hardly take them off if rented, try to get the line app of agents that already lists in the building you like and send them message to see what’s available, and never pay sticker price, the listing is inflated and they expect some negotiation

Most condos especially the newer ones have a sewage stench problems that come inside the rooms through the toilets don’t let the looks of the exterior fool you.

an excellent video I seem to have gotten lucky as I managed to avoid most of these mistakes. I do live in one of those slightly older condos in Huai khwang area, and I can hear some noise from above I also don't have much of a view and my two-bedroom one bath is 43 square meter. still I love it and the neighborhood. I live far enough off the row where noise is not too bad although there is some construction nearby as well as a Wat.... and chickens... not to mention an ongoing battle with pigeons. close enough to MRT and the neighborhood is walkable and full of great places to eat, to explore, for massage nightclubs you name it. and anywhere in Bangkok is accessible via MRT and BTS.
A fantastic City to live in.

Fantastic video, as usual. I'm noise sensitive and the old condos look like a bargain. Solid concrete...yeah, baby! Thank you for spending the time you did on noise. One thing maybe worth mentioning is the noise from renovation work in new condos (at least in KL where I live). It can reverberate across *floors* given the lack of sound proofing. I've had more than a few "just kill me" moments when a neighbor starts using a power drill.

Condos can also have punitive)) construction engineering when your bedroom shares a common wall with a neighbour's living room - not to mention the neighbour's TV on this wall.

Last year, I lived for a few months in one of the residential complexes shown in the video (Life Asoke - Rama 9). If you have a condo on one of the upper floors, you don't notice the traffic that much, but the distances are long.
There were 6 lifts, but I sometimes had to wait 20 minutes in the morning before I finally got downstairs. If you forget something, this can lead to an unpleasant delay.
The exit ended on a main road and there were traffic lights in front of it. It was almost impossible to get there in time by car.
If you are interested in a condo, you should also look at these points.

Wonderful deep insight into things we often don't think about, but should, when buying or renting a condo. I can attest to how important it is to have quiet neighbors, pedestrian-friendly sidewalks, nearby convenience stores. Also, how important it is to not have poor ventilation or live beside a very busy street. One thing I can thoroughly recommend to completely, or at least mostly, eradicate noise issues is to get a pair of 🍎airbuds. I work/sleep on vampire hours and those airbuds set on 'noise cancellation' have saved me from screaming at my neighbors when they do home repairs or young kids make noise in the hallways. Best work-around for <$300USD. 😃
