This lovely family, needed extra space as there children have grown into adults and wanted to utilise the garden to give an integrated yet private space for them over many years. We maximised The width of the garden and the 30 m² building control rule with this 7 x 4.2m combination room. With the garden store to the front left, the shower room with toilet and basin behind, with the main room housing a lounge, office and kitchenette plus a dining room table.

Completed with no timber externally, giving extremely low maintenance and our 10 year full guarantee, this building has a 50 year life expectancy and is finished in our standard anthracite colour with matching UPVC doors and windows. This project was fully completed by the Bakers team, Including the base, electrics, heating, plumbing, Internet and app run lighting.

Great room, 50k I would say bearing in mind the work done especially the drainage, only someone who knows about the importance of the drains would know how much they cost but great room

Hi Martin, fantastic work, really nice to see such good workmanship.I am based in Guildford area and like to know what non combustible material did you use for the 3 side walls I can clearly see that you are within the 1m gap of the boundaries as permitted under permitted development rules and regulations?.Would Cedral/Marley click weatherboards pass in this area if I had to build my sidewalls with it, as I am planning to be between 40-50 cm away from my neighbour's boundaries?.Thank you and keep up the good work!!!.

No sure the concept of this type of room if there's no bedroom. Without the bedroom, why the kitchen and shower? I reckon the space can be much better used if to remove the shower (keep the toilet) and the kitchen/dining area.
