Great job Phil. I've not been going inside properties on purpose. I think this would be a wise move for both private appraisals and lender appraisals.

Nice to see you Phil adding video to your podcast. Interesting solution that requires the homeowner to participate in the process. I have my concerns that not all homeowners may be technically savvy to provide a tour. Glad you're offering an alternative that may need to be vetted with clients. Would love to hear if others adopt this Curb-Side option. Desperate times call for desperate and often creative measures. MacGyver would be proud!

I Love it! Good thinking. Need someway to limit the homeowners time showing us his/her “crib”. I’ve done estates in Bel Air, BH, Palos Verdes...etc. The convos are lengthly as is. Good thinking outside the box! Ol fashion D/bys were Great! American Sav agts would do the insptns, measure, fnt pg & put 2 comps...then we did drive bys...before licensing of course ✌🏽 Stay Well

The curbside appraisal idea has merit. I was thinking of investing in a go Pro seven that has streaming capabilities. If you pair a go Pro camera to a cell phone (android or iPhone) you can live stream to the phone. The thought processs: hand the go Pro camera to the homeowner at the curb, the homeowner then would be able to go back inside and walk inside of the property making sure to highlight areas of interest with the camera. The data can be instantly uploaded to a URL of your choice to include cloud storage. Not sure worked out all the bugs in this but this seems to be the new norm for a while. I am going to do an inspection later and will try this out with the homeowner.

Great idea I'm an Appraiser in NY I have a compromised ammune system an I am only doing desk top and drive by appraisals. Very limited work. I have the home owner shoot all interior photos and the rear of the subject. I hope they do something here as I have already lost a good friend to the virus.

Even if you ask if anyone has been out of the country when making the apt, some people don't tell the truth. I was doing FHA inspection, touching surfaces and the borrower talks about his wife teaches Chinese language who just returned from Wuhan, China. I stopped and looked at him and asked, how is she? Where is she? Not at home right now. I said why didn't you tell me when setting the apt. He said, I wanted my loan!

Your idea is worth considering but ...
1. I have an iphone, the homeowner has and android. How is that going to work?
2. I do an exterior measurement of the main level but the 2nd floor is complicated. How do I do that?


Why not a 1004 URAR or a 2055 Exterior with MLS photos (purchase) or homeowner supplied interior photos (refinance)?

Good idea. I'm having owners voice concerns over all of this. I'm asking owners that we maintain a 6 ft distance at all times. I am wearing rubber exam gloves and disposable foot booties. I have the owners open all doors and turn on all lights prior to arrival. I will not touch any interior surface. When I leave I sanitize my hands once gloves are removed. I don't know how long this will last though. It just feels wrong...you know?
