LIVE Call With A Motivated Seller! | FREE PHONE SCRIPT

Hey guys, Cody Sperber the Clever Investor back again and today we I want to give you something that a lot of you have been asking for, a live recorded phone call with a motivated seller.
This call is with a retired landlord named Xin who had a bad tenant in one of his rental properties. Unfortunately one of his tenants left town in the middle of the night leaving the place a complete wreck. So in this video you're going to be able to listen in on the call!
So as you can see every single call has a life of its own. When i'm on a call with a motivated seller I always like to put multiple offers on the table.
After I got off the phone with Xin I found out that the property was worth around $315,00 to $330,000 fully renovated. Then I decided to head over to the property to see what type of condition it was in. Once I got there I realized that this thing was in terrible shape. It needed a lot of work done to it.
After seeing the condition of the property I gave him two different options.
Option 1: I give him an all cash offer of $240,000 for the property and he goes on his way
Option 2: I give him $270,000 which was closer to what he wanted, BUT I would put $10k down and he would have to carry back the rest of the amount. Essentially becoming my bank. I would amatorize the payment over 30 years at 0% interest but I would balloon the note in 10 years.
That would put my payments at $722 and maybe closer to $900 after hoa and taxes. If I rented the house out for $1900/mo that would net me $1000/mo!
Now if Xin were to have a problem with carrying out the loan for that long or he was stuck on price I could just adjust accordingly. I could increase the sale price a few thousand dollars or I could give him the balloon payment in 7 years instead of 10.
