My take away which is the video, No you do not need a Real Estate license to wholesale, reason being is that when you have an Execute contract with a seller that contract is yours, you own that contract it is a tangible asset that you own meaning when you assign/flip/sell that contract you are doing so with your own asset so this does not violate any Real Estate Licence Law. It is different from an Unlicensed commision where you are assisting a Buyer and Seller in a transaction and getting a fee, or any sort of payment from it.

I think its better to have a license just to protect yourself and it also establishes some credibility as well

My question is not ‘do you need a license’, but “is there an advantage to NOT having a license”? Getting a license is easy enough that I will get it if all things are equal, so I’m really trying to figure out if it’s actually advantageous to avoid getting it.

I have been searching for God knows how long trying to figure out my first steps to actually wholesaling and I dont know where to start. Your video helped me in letting me know that the legal rite of this stems from us selling our own contract to a seller, but how would I acquire the contract in the 1st place?

So you can say “I have a contract with a house and I wanted to know if your interested and If you are I’ll assign it over to you for a profit” is that the right way to do it without getting a fee from state ?
