It was missed out that one of the reasons for the reduced income for distribution is due to "one-off reversal of Dividend Distribution Tax provision in FY 2020 and higher finance costs due to higher level of borrowings in FY 2021;".

Interesting thanks. Never heard of this REIT! I worked in Delhi for 2 years When I arrived the RoE was about US$1= INR 46 - by the time I left it was at $1= INR 64. Insane currency
